Relevant Letting Fees and Tenant Protection Information
The information given below is provided to ensure Tenants Charges for an Assured Shorthold Tenancy Agreement. As well as paying your rent you are fully informed of any fees and costs involved in renting a property through Focus Properties
All fees and charges are shown (not VAT registered).
Before the Commencement of the Tenancy (payable to Focus Properties ‘the Agent’)
Holding Deposit: One Week’s Rent; and/or
Deposit: Five Weeks Rent (or in the case of rental income of more than £50,000 per annum 6 weeks rent).
Rent: One Month’s Rent
Please Note: - Holding Deposit will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
Before the Commencement of the Tenancy (payable to Zero Deposit ‘the Insurer’)
Applicable Only by Landlord(s) Agreement
Holding Deposit: One Week’s Rent
During the Tenancy (payable to the Agent)
Payment of £50.00 per agreed variation if you want to change the tenancy agreement.
Payment of interest for the late payment of rent at a rate of 3% above the Bank of England Base Rate
Payment of £15.00 per hour for the reasonably incurred costs for the loss of key (s) or security device (s) as well as the actual cost of replacing and lost keys/security devices.
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy
Please Note: - Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be replaced, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant.
During the Tenancy (payable to the provider) if permitted and applicable
Subscription (Supplier): Cable/Satellite supplier
Other: Television licence/Council Tax
Other Permitted Payments
Any other permitted payments, not included above, under the relevant legislation including contractual damages.
