If your circumstances change and you request an early termination of the tenancy this will strictly only be granted at the discretion of the landlord/agent. The tenant will be responsible for the costs and losses incurred to the landlord/agent which may include rent due for the remaining period of the tenancy and any other costs associated with the running of the tenancy. Deposits

A reservation fee the equivalent of or less than one week’s rent (no VAT payable) is normally payable upon your request to rent a property. This is accepted subject to contract and may be set towards the dilapidations deposit.
If your references are deemed unsuitable or you simply change your mind, then the deposit is not refundable. It will also not be refundable if you fail to provide information requested by either the agent or landlord within 15 days of paying the deposit.

A dilapidations deposit will be held either by Woodlands Lettings Ltd in a client account that has full client money protection, as Agent for the Landlord (if the property is to be managed by ourselves) or by the Landlord against dilapidations to the property or its contents, loss of rent or other unexpected costs. This is usually equivalent to five weeks’ rent and is returnable at the expiration of the Tenancy, subject to a final inspection and full inventory check. If any necessary cleaning, repairs or replacements are required following the Tenancy these charges will be detailed, then the deposit will be refunded, less the specified costs usually within 10 days of vacating but not necessarily.
