Lindean Farmhouse is a charming and immaculately presented five-bedroom detached family home set in approximately 5½ acres and situated at Lindean, which lies around 2½ miles north of Selkirk, in the Scottish Borders.
With excellent transport links via the A7, the Borders Railway at Tweedbank, which runs to Edinburgh, lies approximately 4½ miles to the north.

Dating from the mid-1800s, and boasting period features throughout, the property's footprint has been extended over the years but has been sympathetically restored and beautifully maintained by the current owners.
The farmhouse itself sits in around two acres of garden ground and also benefits from a 3½-acre field, complete with farm holding number, which is a particular feature. Providing possible equestrian possibilities that include the large L-shaped stable block with four loose box stables, a tack room and two store rooms, it could also provide opportunity for small holding.

Internally, the property lies across two levels and comprises five bedrooms, an ensuite bathroom, a shower room, a sitting room, a family room, a dining room, a dining kitchen, a conservatory, a utility room and a downstairs wc. There is excellent storage throughout the house with a large attic which is floored and offers an excellent opportunity as a hobby space.
With a generous hallway and large landing, the property provides bright and spacious family accommodation, complete with double glazing and gas central heating.

Externally, there are two accesses to the farmhouse, which sits in around two acres of attractive gardens with drystone wall terracing, and a large vegetable plot along with an abundance of shrubs, well-stocked borders and specimen trees lying alongside a small burn which marks the boundary edge.
There is an abundance of parking and a garage which is attached to the stable block, conveniently situated beside the farmhouse and a short distance from the field. The stable block could be retained, or it could provide additional storage, hobby or workshop space making it a useful addition to the whole package. Across from the field is community woodland which is a real bonus and adds to the abundance of useable outdoor space.

With excellent transport links via the aforementioned A7, which runs to Carlisle in the south and Edinburgh in the north, the property is situated in a very accessible location to most Border towns, with the railway link an excellent addition to the area.
