The landlord will consider conversion of the barn for a range of business, employment or community uses subject to obtaining the necessary planning consent.

Tenants will be expected to sign an Agreement to Lease prior to works being undertaken.

The conversion costs, including utility connections, landscaping and obtaining planning permission is estimated to be between £140,000 and £360,000 depending on use and specification.

It is expected that the conversion will take between 3 and 18 months depending on the final specification.

Rent shall be dependent on the use and tenants requirements. Indicative rents are:

  • Storage: £2-£3/sqft per annum
  • Workshops: £3-£5/sqft per annum
  • Offices: £8 - £10/sqft per annum 

Rents exclude all outgoings; tenants will be responsible for all business rate, insurance and utility costs. VAT will be charged on the rent where applicable.

Tenants can seek finance or undertake conversion themselves and receive a rent free period in lieu of costs, subject to signing suitable lease terms and providing adequate personal and financial references and guarantees.


The local planning authority is Braintree District Council. Planning Permission and Listed Building consent will be required. An application will need to be submitted once proposed uses and specifications are agreed. It is expected that obtaining planning permission will take 3-6 months.

Who bears the costs of the planning application will depend on the terms agreed.


An Energy Performance Certificate will be obtained once the buildings are converted.
