Property description

The village of Billesdon is situated ten miles east of Leicester and a similar distance from the market towns of Uppingham, Oakham and Market Harborough, the latter providing mainline railway access into London St. Pancras in little over an hour. The village of Billesdon has an excellent range of amenities including popular pubs, Doctors surgery, village store, post office and primary school.    The area is very well served with local schooling in both the state and private sector. Particular noteworthy are those schools at Oakham, Uppingham, Oundle, Leicester Grammar and prep schools at Stoneygate in Great Glen. Billesdon is close to the Rutland borders and offers easy access to Rutland Water, Europe's largest manmade lake with excellent bird life, walks, cycling and water sports facilities.

An attractive conversion of former hunt stables forming part of the original quadrant, and dating to 1837; Chestnut House has undergone significant refurbishment in recent years to create a pleasant and inviting home.

A particular feature of the ground floor is the remodelled kitchen: designed, crafted and hand built by Malthouse Furniture and Joinery Limited. With underfloor heating, integrated Neff appliances, an excellent range of units with Quartz work surfaces and an attractive, deep breakfast bar with solid oak top. Open to the kitchen, an attractive dining room, also with a range of bespoke units by Malthouse, provides ample seating space for eight, and French doors opening onto a sheltered courtyard.

To the front of the property, two reception rooms provide a comfortable retreat, with an open fireplace and beamed ceiling adding a sense of character to the drawing room, and the sitting room being a light, warm feeling room with French doors out onto the pretty, recently landscaped gardens.

To the first floor, a generous principal room with a range of built in wardrobes and unusual feature fireplace, three further double bedrooms, all very well sized, a shower room, and bathroom, both with an attractive modern finish.

Approached via a gravelled driveway to double garage, a gated entrance leads into the front gardens of Chestnut House, which have been recently landscaped to create a number of terraced seating areas around the lawns, as well as productive herb and fruit beds. To the rear of the property, a sheltered courtyard off the kitchen and dining room offers a perfect place to entertain. This area has also had planning permission to extend the kitchen and dining room.

Mains water, electricity and drainage are connected. Gas fired central heating.
