Holding Deposit

The holding deposit for a property is one weeks rent. Once you have been provisionally accepted by the agent and landlord (subject to references and contract) the holding deposit will need to be paid. Late Payment of rent

The Agent/ Landlord can charge interest at 3% above the bank of England base rate for each day that a rent payment is outstanding. The payment of interest must be made at the same time as the rent is brought up to date.

Lost keys or other security devices

The agent/ Landlord is entitled to be fully reimbursed for all reasonable costs incurred when replacing any lost keys or other security devices. If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour including VAT to be paid by the tenant.

Variation of a contract

This is to cover the costs associated with tenants requests and taking landlords instructions as well as the preparation and execution of the new legal documents. The agent reserves the right to charge in excess of £50 if the variation is particular complex but this will be agreed with the tenant(s) in advance. All requests made are subject to the landlord/ Agents approval.

Early termination (tenants request) The tenant(s) shall be liable to the landlords/ Agents costs in re letting the property as well as all rent due and all associated costs associated with the tenancy until the new tenant has signed the tenancy agreement and moved into the property. The payment will be a minimum of £399 plus VAT and this is to cover the landlords re-letting costs, administrative duties, viewings and all other tasks associated for finding a new tenant. The tenant will be requested to sign our early termination terms and conditions. (Please note an early termination is only on the basis that the landlord/ Agent has agreed to this as an option as they have no legal obligation to do so)

Company Lets

The fee for a company let will be £500 plus VAT and this will cover costs of references and preparation of all the necessary paper work. The payment of £500 plus VAT will be paid up front along with one weeks rent in order to secure the property. If a renewal of the tenancy is agreed by the company and Agent/ Landlord a renewal fee of £100 plus VAT will be charged to the company.
