F R O N T aims to process the Proposed Tenant’s application promptly, fairly and with minimum formality. This is achieved by having in place appropriately robust systems and procedures which will enable us to provide the Landlord with enough information to make an informed decision on whether to accept the Proposed Tenant. During the application process we will keep the Proposed Tenant informed, using plain English, either by letter, email or verbally.

F R O N T will ask the Proposed Tenant to pay an Application Fee of £240 for a Sole application, or £150 per person for a Joint application for the purposes of carrying out various checks and to cover our time in collating the information and presenting it in the most positive way to the Landlord. In the event of the Landlord being uncertain as to whether to accept an application we will try to negotiate on the Proposed Tenant’s behalf. In this instance we may ask for a Guarantor, a higher Deposit, or suchlike rather than just decline the application. We may charge an additional fee of £50 to formerly add a Guarantor.

F R O N T will not generally take more than one application for the same Property. This means that once an application has been received we will reserve the Property for the Proposed Tenant whilst processing. Unfortunately in residential lettings we are often told by Proposed Tenant’s that they would like to apply for a Property, but then we never see or hear from them again. For this reason we will only reserve a Property upon receipt of the application fee. We can accept the application fee before this form, but only once the terms and conditions are acknowledged as having been read by the Proposed Tenant.

Once the application has been accepted F R O N T will confirm details of the handover with the Tenant. If the move in date is more than 2 weeks in the future we may ask for a Holding Deposit. This is not an extra fee. Any Holding Deposit paid will be deducted from the first month’s rent and the money will only be lost if the Tenant withdraws or tries to re-negotiate a significantly later moving in date which is not acceptable to the Landlord.

Customer journey:

* Proposed Tenant completes this application form and pays the application fee.
* F R O N T carries out checks usually including Referencing and Money Laundering ID Checks.
* F R O N T presents application to Landlord for approval.
* F R O N T prepares Tenancy Agreement including Inventory and Deed of Guarantee (as required).
* F R O N T meets Tenant at Property for Handover.
