The land is divided into four manageable sized fields all with access to a water trough and with direct road access on the western boundary on to the B3080.

The land also benefits from an agricultural right of way along the private drive leading to Hart Hill Farm, to access the land. There are several gateways for the land, leading off the drive.

Located adjacent to the private drive is the useful timber hay store which can be accessed from both the private drive and from the land.

This summer the grass is going to be cut for hay and used for grazing horses. There is a spring which runs during the winter months across the land and can be used for watering sheep. The spring tends to dry up in the summer months though its path is visible.

The land is located on the edge of Woodfalls Village, on the northern edge of the New Forest National Park, with its abundance of walks, cycle routes and equine facilities.

Woodfalls has a large shop, recreation ground, public house, a village hall and church. The popular villages of Redlynch and Downton lie close by, with excellent local facilities. The Cathedral City of Salisbury is also within easy reach to the north.

There are two mains water supplies to the land

From Salisbury head south on the A338 towards Downton. In Downton turn left at the main set of traffic lights by the Bull Hotel, on to the B3080, sign posted to Redlynch and Woodfalls. Follow this road through Downton and into Woodfalls. Pass Woodfalls Village Hall on your right hand side and the entrance to St Birinus Road. The land can then be found on your left hand side adjacent to the entrance to Hart Hill Farm, just before a gravel lay-by on the left.
