The property lies alongside on its northern aspect with a minor district road, which leads out from the centre of Pencader and off the B4459 Llandysul – Alltwallis road, which is a ¼ mile distant. Pencader provides for primary school, places of worship, 2 village stores and public houses. The village of Llandysul is some 2 ½ miles distant and the County town of Carmarthen some 11 ½ miles which provides for a wider range of amenities.


DIRECTIONS: On entering Pencader on the B4459 road from the north (Llandysul direction) pass the primary school on the left and after a short distance turn right onto a minor road (Castle Road). Carry on along for approx ¼ mile and the land is on the hill, with the entrance gateway located on the corner, before the road sweeps around a 45 degree right hand bend. Our ‘For Sale’ board will be located on the hedgerow.


DESCRIPTION:

The block is located into two gently sloping enclosures being ring boundary fenced for sheep. There is no visible mains water supply on the land. The land is set in a sheltered position and is in general good heart. There are two gateways leading from OS No. 1530 to bounding fields which will need to be closed up by the new purchaser. The northern aspect of the land could provide long term development potential and an overage clause will be placed in the sale contract, with the vendors reserving a right to a 25% share in the uplift value of the land, should planning consent be obtained, in the period of 25 years following the completion of the sale.
