TENANTS’ FEES

No fees are charged to prospective tenants or during the course of the tenancy.


TENANTS’ HOLDING DEPOSIT

The Tenant Fees Act 2019 allows an agent to take a “Holding Deposit” of up to the equivalent of one week’s rent. This is calculated by multiplying the monthly rent by 12 and dividing that number by 52.

A Holding Deposit can only be held for up to 15 days and must be refunded if the landlord or agent withdraws from the transaction.

There are four grounds upon which an agent or landlord can retain a Holding Deposit which are as follows:

1. If the tenant withdraws before the Tenancy Agreement is signed

2. If the tenant fails a Right to Rent check

3. If the tenant provides false or misleading information. 

4. If the tenant does not enter the Tenancy Agreement after being requested to provide a referencing agency with information needed by them for more than 15 days.

If the application is successful, the Holding Deposit must be returned to the applicants or, with their permission, applied to the rent or deposit.
