The land is situated near the village of Killington and was formerly part of Three Mile House Farm. The land has a south-easterly aspect and climbs from around 180 to 200 metres above sea level.
Shown edged and shaded in red on the plan opposite the land extends to approximately 10.29 hectares or 25.43 acres of pasture land. The boundaries to the land are hedges along with post and wire fencing and in a reasonable state of repair. The land benefits from roadside frontage and access and a natural spring water supply.

Sporting and Mineral Rights
The sporting and mineral rights of the land are in hand and included in the sale so far as they are owned.
The Purchaser and their successors in title will take over the responsibility for the ownership and maintenance off all perimeter boundaries indicated by the inward facing ‘T’ marks on the plan above so far as they are owned.
Basic Payment Scheme
The land has been registered for this scheme and the Vendor will endeavour to transfer their BPS entitlements for the land to the Purchaser upon completion of the sale, however, the Purchaser will be required to contribute £180 towards this transfer. The 2018 payment was approximately £2,350 and the Vendors will retain the 2019 payment.
Environmental/Countryside Stewardship Schemes
The land is not currently subject to either of these schemes.
The land may be inspected on foot and during daylight hours by persons in possession of these sale particulars.
Method of Sale
The land is offered for sale by Private Treaty as a whole and as described within this brochure. Interested parties should first register their interest with the selling agent so that they may be kept informed as the selling agent reserves the right to conclude the sale by other means at their discretion.
Tenure and Possession
The freehold interest in the land is offered for sale with vacant possession upon completion.
Rights and Easements
The land will be sold subject to and with the benefit of all existing rights of way, water, drainage, watercourses, and other easements, quasi or reputed easements and rights of adjoining owners if any affecting the same and all existing and proposed wayleaves and all matters registered by any competent authority subject to statute.
Value Added Tax
It is presumed that the sale of the land will be exempt from VAT.
