Welcome to Doles Farm Lodge: if seeking peaceful country living - accompanied by owls hooting and birds singing - this is the perfect choice for you! Nestled within its half acre plot, this engaging cottage-style house has a wonderful sense of space and light, readily lending itself to family gatherings and entertainment.
The ground floor is approached via a smart, travertine tiled ENTRANCE HALL, which has a useful UTILITY ROOM adjacent with plenty of room for muddy boots etc as well as a range of fitted cabinets, butler's sink, space and plumbing for electrical appliances. There is also a GUESTS CLOAKROOM.
The entrance hall leads into the wonderfully capacious and light kitchen/dining room which has a generous dining area and doors leading out to the terrace. From the large picture window, views of the garden are beautifully framed by the clematis-covered arbour. A very well arranged kitchen with high quality units under a granite work surface will attract any chef! A breakfast bar neatly divides the two areas. Appliances include a Miele induction hob, two Bosch ovens, and integral dishwasher.
From the kitchen, a door leads into the very generous SITTING ROOM which is just under 31 foot in length. With a cosy log burner to one end creating a snug seating area, the other end of the room lies opposite the double doors leading out to the terrace which, being south-facing, enjoys considerable light. With the terrace being accessed from both the kitchen/dining room and also the sitting room, it is easy to see why entertaining works so well!
Adjacent to the sitting room is a SNUG and STUDY: quiet spaces which can be used for any number of requirements (one currently used as a music room).
On the first floor, there are four bedrooms - three can accommodate a king size bed and two of these rooms have an ensuite facility. Each of the bedrooms is bright and airy with pleasing views; the bathrooms are equally appealing being smart and contemporary in design. There is also a family bathroom.
With a plot extending to just over HALF AN ACRE, there is considerable opportunity for the green-fingered. Mainly laid to lawn, the design is simple and includes a terrace having the considerable advantage of being predominantly south-facing and so an absolute sun-trap.
The driveway has plenty of space for a number of vehicles, but the undoubted attraction is the modern and beautifully constructed oak framed BARN which is over 45 foot in length and has storage on the first floor also. There is also a separate GARDEN STORE which just under 14 ft in length.
Doles Ash is a hamlet located two miles to the east of Piddletrenthide. The countryside surrounding the property is glorious, offering a network of footpaths direct from your door. This landscape was made famous by Thomas Hardy and Doles Ash features in his "Tess of the D'urbervilles" as Flintcomb Ash. Just over a mile away, is Piddletrenthide, steeped in history, being noted in the Doomsday Book. This charming village is very popular, not only for its considerably convenient location, but also its facilities which include a first school, shop, post office and well-regarded local public houses/restaurant. Dorchester the county town is approximately 6.5 miles south with mainline stations accessing London (Waterloo); a wide range of shops and supermarkets; restaurants, cinemas and various cultural activities plus the County Hospital.
From Dorchester turn right at the Top o' Town roundabout. Turn right just before the petrol station onto the old Sherborne road; bypass Charminster (on your left). Keep going for about 5 miles until you reach the right hand turning to Piddletrenthide. At bottom of hill, turn left at T junction and then take 1st right. About a mile along is the right hand turning into Doles Ash Farm (no longer a working farm). Follow this private road until you note the left hand sign to Doles Farm Lodge.
