In recent years, the farm has been let to a neighbouring farmer under an annual grazing and cropping agreement.

Forestry and Woodland
The Scottish Government is currently very supportive towards tree planting. At present no application has been submitted, however there may be potential for a planting scheme.

Auchinleith is within a recognised forestry area with good access to sawmills and wood processing plants. There is also a good selection of local contractors.

Sporting and Amenity
The topography, coupled with the current land use presents plenty of opportunity for enjoyable rough shooting, this is further enhanced by two existing duck ponds.

Lot 1:
Auchinleith Farmhouse and Farm Buildings - About 4.53 ha (11.19 acres)

Auchinleith farmhouse is a traditional Aberdeenshire farmhouse of stone and slate construction. The property has not been occupied for many years and is in need of complete refurbishment. The accommodation is over two floors as follows:

Situated a short distance to the west of the farmhouse is an L-shaped traditional steading built of stone with a slate roof and a former Chaumer of similar construction.

West wing: 4.74m x 24.00m
North wing: 7.30m x 28.50m
Chaumer: 4.60m x 6.00m

Field 35, as shown on the sale plan, is included in Lot 1. The field extends to approximately 9 acres and is currently sown in spring barley.

Lot 2:
Farmland and Rough Grazing - About 84.40 ha (208.47 acres)

The farmland included in Lot 2 extends to approximately 208 acres and is currently farmed by a neighbour on an annual agreement. The land is currently utilised for livestock grazing, silage production, and occasionally crops of spring barley.

The land in Lot 2 can be broken down to approximately 77 acres arable/grass leys, 10 acres of permanent pasture and about 122 acres of rough grazing.

The fields are generally well fenced with Rylock fencing and livestock have access to water from natural watering points. The northern boundary is to be the lower of the two fences below the hill road, which is being retained by the seller for access to the hill and stone quarry.

Access can be either from the north, past Tomduff and The Kennels, or from the northeast from Milton of Auchindoir, along the Contlach farm road.

Auchinleith Farm benefits from a truly picturesque setting in the foothills of the Cairngorms in western Aberdeenshire, 14 miles from the town of Huntly and 36 miles from Aberdeen.

While nestled at the end of a private access track, the farm is within deceptively easy reach of the town of Huntly and the city of Aberdeen. The capital of the North Sea oil industry provides plentiful retail and commercial facilities, and boasts a good selection of bars and restaurants.

The nearby settlements of Lumsden and Alford provide primary schooling, with secondary education available in Alford and Huntly. Gordonstoun School is the closest private school, situated 45 miles north, near Elgin.

The closest airport with scheduled domestic and international flights is Aberdeen Airport, which is 31 miles east. The closest railway station is in Huntly and provides links both to the north and south.

Aberdeenshire is rural and largely unspoilt with areas of productive farmland and spectacular scenery. There are opportunities for a wide range of outdoor pursuits nearby and many lovely walks in the surrounding countryside.
