Property description

Built in the early 1990's of brick and flint, this little courtyard has settled in beautifully and looks like a well- established part of the village now. From the picket-fenced front garden, you step into the house and into a generous HALLWAY. Throughout the house there are authentic, wooden latch doors – lending a rustic country feel to the interior.

The SITTING ROOM has a multi-fuel burner which makes a really cosy feature for the room, and French doors lead out to the garden, throwing in lots of light. The KITCHEN/DINER has space for a large country-style table and chairs, positioned under the window looking out to the garden. Cooking is made easy with the generous work spaces and plentiful fitted cupboards. The UTILITY ROOM is adjacent to the kitchen, where there is plumbing for a washing-machine, and space for a tumble dryer. There is also access to the garage.

Upstairs, the MASTER BEDROOM has an EN-SUITE SHOWER ROOM, and a separate DRESSING ROOM too. This could easily be a little office, hobby room, or made into another bedroom, if required. A FAMILY BATHROOM, serves the remaining TWO DOUBLE BEDROOMS.

A really private garden, ideal for enjoying the summer months, with a lawn, established trees and flowering wisteria creating much visual appeal. Leading from the French doors off the living room, there is a sunny patio, perfectly positioned for outside entertaining. The garden also has an area well-suited for use as a vegetable plot – even space for a chicken run if you are looking for a little piece of the good life! From the garden there is access to a useful utility area and external door to the GARAGE too. Opposite the house, there is an additional CAR PORT.

Sydling St. Nicholas is regarded as one of the county's most appealing villages. Straddling little Sydling Water which runs alongside the ancient cottages which line the banks, it's engaging appeal is further enhanced by a tremendous sense of community. It has a popular pre-school, 'gastro-pub' and a village hall with a number of clubs and groups providing a variety of activities. Dorchester, the county town, lies approximately 9 miles south with its mainline (London/Waterloo) railway station, weekly market and variety of shops. The ancient village of Cerne Abbas (famed for the chalk giant cut into the hillside) is approx.. 2 miles distant with a wide variety of small shops, public houses, doctors surgery, and first school.

Follow the A37 Yeovil road from Dorchester; passing through the village of Grimstone, take the
first right signposted to Sydling St. Nicholas passing underneath the bridge. Follow the winding road into the village. Just before the pub, take the right hand turning into a private road: Greyhound Yard. Follow the curve of the road, and the house is on the left at the end of the terrace.
