As well as paying the rent, you may also be required to make the following permitted payments.
Before the tenancy starts payable to BPS
Holding Deposit: 1 weeks rent (where applicable)
Deposit: £300 per tenant - joint student tenants, Professionals - 5 weeks rent.
During the tenancy payable to BPS
Payment of £50 if you want to change the tenancy agreement
Payment of interest for the late payment of rent at a rate of 3% above the Bank of England base rate, per day from the date your rent is due.
Keys - you are responsible for ensuring that you look after the keys for the property throughout your tenancy. If you fail to do so, you will be responsible for covering the reasonable costs of replacement, depending on the type of key/device. In some cases, we will need to replace the lock as well as the keys to ensure your safety. In some cases, we may need to charge for our time, for example if we need to attend to the property out of office hours. This will not exceed £15.00 per hour. We can also pass on the details of our contractors to you and you can deal with them directly to replace the key/security device. In this case you will need to pay the contractor yourself.
Advertisement and viewing fee (in the case of you wanting someone else to replace your tenancy) - this is free if you advertise the property yourself and show people around the property. If we are asked to advertise for you and to take any of the viewings you will be asked to recompense the landlord the extra fees that he or she are required to pay to us.
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy (surrender)

Your tenancy agreement explains the circumstances where you may be required to pay the agent or landlord for any losses that they incur if you breach any of your obligations as a tenant. This is to protect the legitimate interests of the landlord or agent. Examples include but are not limited to:
If the house is not returned in the same position in which it was found.
Repairing damage caused by you that cannot wait until the end of the tenancy such as a broken window, clearing drains or removing rubbish to prevent an infestation.
