Georgian Hall, Annexe, Garden Views, Fishing Rights, Six Bedrooms, Five Reception Rooms, Over 6,100ft², Cellar and Wine Room, Refurbished to a very high standard, EPC: E
Situation: Milford Hall is a wonderful example of a fine Georgian Hall, sitting behind an electric gate, and has been refurbished to a very high standard by the current owners.
At over 6,100ft² Milford Hall strikes a great balance between entertaining and living space; on entering the property one arrives at a charming hall with a bay window facing to the front, capturing the morning sun, along with the warmth of a fireplace during the winter months. Moving on, on the left-hand side there is a very good sized sitting room with a log burner in situ. Along the corridor to the right, the dual aspect drawing room awaits with a lovely cosy fireplace and French patio doors leading directly out onto the garden. Next door is the large study, with a conservatory, which could very easily be a family room. The kitchen has a wonderful open yet cosy feel with underfloor heating, the original fireplace surround has been retained and the kitchen has been modernised to suit all requirements and it has enough space for a large dining table.
Next door is the boot room which in turns leads through to the Cottage which is in need of modernisation and could become an entirely separate annexe with its own entrance and facilities, suitable for an elderly relative, a carer or nanny. There is also a cloakroom and separate porch on this floor, where there is also access to the cellar, which provides further storage and a suitable space for a wine store.
Upstairs, there is a generous master bedroom with fabulous views across the gardens with its own ample en suite, with double sinks, a large bath and shower. There is a further bedroom suite on the first floor and a third bedroom. There is a store cupboard and linen room on this level also.
Moving up to the second floor, there are two further bedrooms, both with their own en suite bathrooms. Crucially, on the half landing there is the laundry room, with space for a washing machine and tumble dryer meaning there is no need to carry laundry up and down the stairs!
The house is fitted with a central vacuuming system that means you only need to carry a hose pipe around the house to clean rooms. Other features include; front and rear staircases, new radiators installed throughout and complete electrical re-wiring.
Milford Hall is nestled on the banks of the River Severn and it comes with fishing rights on the area where it adjoins the river. There are formal gardens at the front that extend to roughly two acres (0.81 ha) around the property, in a mix of old and new, where the incoming purchaser will have the benefit of the vendor's creation. There is plentiful parking to the front.
The nearest town is Newtown, which has all the necessary facilities required. Close by, Shrewsbury offers a comprehensive range of shopping, leisure and social facilities.
N.B. There are certain extra items which the vendors would consider selling alongside the sale.
Directions: From Welshpool take the A483 towards Newtown. At the first roundabout on the Newtown Bypass, take the second exit and continue along the bypass. At the next roundabout turn right into Newtown, into the 30mph limit, through the pedestrian traffic light and straight over the next set of traffic lights and over the river. Follow this road to the next roundabout and go straight over heading out of Newtown. After a mile, there is a turning on the left-hand side opposite a white and black house. After taking this turn, there is a right-hand turning straight away between two pillars, take this turning and follow the road around to the left and through the electric gate.Acreage: 2
