A large 17th Century converted timber framed A large, classic timber framed Suffolk barn conversion with flexible accommodation, together with income producing annexe wing and separate annexe barn.
Lime Tree Barn is a substantial and traditional timber framed Suffolk Barn, which was converted by the present vendors. Understood to date from the 17th Century, the barn is not listed and offers flexible use accommodation, extending to some 4,500 sq ft. Within, the barn displays many fine timbers and offers flexible use living space including a vaulted barn hall, with glazed doors to the rear garden, set off which is a central living room, which is open plan into a large kitchen/breakfast/dining room from where there are fine views across the gardens towards the River Ore. Set beyond the kitchen is a utility room, cloakroom and plant room, with a door linking into the adjoining cart lodge which houses the biomass boiler which provides for the underfloor central heating and hot water.
To the left of the vaulted barn hall is a further reception room, together with a multi-purpose ground floor room currently used as a fifth bedroom.
On the first floor, to one side of the bridged gallery landing, is the vaulted master bedroom suite with adjoining dressing room and adjacent bathroom. There are three further bedrooms, together with a family bathroom.
THE ANNEXE WING
An attached brick and flint wing creates a self-contained one bedroomed annexe, complete with sitting room, kitchen and bathroom, which is currently let on a short short-hold tenancy but offers the flexibility to be easily re-incorporated within the main accommodation if preferred.
GARDENS AND GROUNDS
A steel gate opens into a secure parking courtyard, fronting on to the aforementioned cart lodge. Beyond a terraced courtyard, ideal for alfresco dining, are the gardens and grounds, which are laid mainly to grass and run down to the banks of the River Ore. In all the property extends to about 1 acre.
Standing adjacent, but separate from Lime Tree Barn and with an independent access, is a converted single storey traditional barn, extending to 880 sq ft with a living room, kitchen, 2 bedrooms and a bathroom, together with an area of garden to the rear and ample parking space to the front. The barn is currently let on a short short-hold basis at circa £900 per month.
Positioned on the edge of the village of Marlesford, Lime Tree Barn enjoys a hamlet style setting, with its former farmhouse cottage at the end of a ¼ of a mile long private track driveway. The village, with its well reputed farm café, is conveniently located for easy access to the appealing market towns of Woodbridge (7 miles), Framlingham (5 miles) and Saxmundham (6 miles) whilst neighbouring Wickham Market is just 2 miles way. All of which provide a wide range of local shopping and commercial facilities, with top performing schools catering for all age groups in both the state and private sectors.
