Property description & features

Dunbar 6 miles, Haddington 16 miles, Edinburgh 33 miles

(approximate distances)

Situation

Crowhill Farm Steading is located in attractive countryside close to the coastal village of Innerwick, approximately 6 miles from Dunbar which offers a range of amenities including local shops, restaurants and schools.

The location affords excellent transport links, with the A1 less than 1 mile away making for a pleasant commute to Haddington and Edinburgh. The train station at Dunbar is on the East Coast Main Line with regular services to Edinburgh, London and beyond.

Planning permission has been granted to develop the former farm steading into 25 residential units, domestic studios / workshops and associated works. Subject to a Section 75 Agreement with East Lothian Council.

Crowhill offers an exciting opportunity for a developer to take the site forward in their own style.

Description

Extending to approximately 3 acres, Crowhill Farm Steading presents an exciting opportunity for a developer to create a modern rural community. Planning permission has recently been obtained for the conversion of the traditional farm steading. The main conditions to highlight from the Section 75 Agreement are as follows:

1.An Education Contribution of £45,642 payable in two instalments (further detail contained within the S75 Agreement – available on request).

2.The provision of 6 affordable housing units.

3.No development is to take place in the area delineated blue on the plan.

Planning reference 06/01098/FUL

Farm Buildings

In addition to the traditional farm steading, there are 3 steel portal framed temperature-controlled potato stores. This would be a useful and secure facility for storing equipment and materials during the development phase.

The buildings are well located on the western edge of the development and can be reached via an alternative access, separate from the traditional steading range.

Directions

From the north and south, follow the A1 and take the exit sign posted Innerwick and Crowhill. This is just before the A1 changes to single carriageway if heading south, and just before the A1 changes to dual carriageway if heading north.

After leaving the A1, immediately take the first left sign posted Crowhill and Oldhamstocks. Continue along this road for approximately 1 mile before turning left sign posted Corwhill and Thorntonloch. Crowhill Farm Steading is down this road on the left hand side.

If travelling from the west, it is best to join the A1 and then follow the instructions above.

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area
