Information and Terms for Tenants

Holding Deposit
In order to secure a property a holding deposit of a maximum of 1 week's rent is required. This will be deducted from the first month’s rent. If you fail to occupy the property through no fault of your own, then the holding deposit is completely refundable. If your references are deemed to be unsuitable or you simply change your mind, then the holding deposit will be retained by Christopher Charles.

Tenancy Deposit
A deposit equivalent to 5 weeks rent must be paid in cleared funds prior to the commencement of any tenancy. If we manage the property, the deposit is held by Christopher Charles as stakeholders for the duration of the tenancy agreement and is held against rent arrears, damages/dilapidations to the property. Other wise if the property is non-managed the deposit is held by the landlord. At the end of the tenancy agreement the deposit is returnable subject to a final inspection and full inventory check.

One month’s rent payable in advance, payable no later than 7 days prior to the move date

Method of payment for rent:
The rent should be paid by standing order and this should be set up prior to commencement of the tenancy. A lead tenant should be appointed and a standing order facility set up between that person and Christopher Charles/Landlord for the total amount of the rental on that property.

Permitted Payments

Rent must be paid on the due date, if not, interest will be charged at 3% above Bank of England’s base rate on a daily basis.

Payment of £50 for the reasonably incurred costs for the loss of keys/security devices. Should the locks need to be changed then there will be additional costs.

During the Tenancy
During the tenancy the tenant must pay for the gas, electricity, water and council tax.

Varying of the Contract
If there is a change of tenant during the term of the agreement a charge of £50 per tenant will apply

Early Termination
Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property.
