The land is in two main blocks surrounded by farmland and areas of woodland. Extending to approximately 119.27 acres (48.26 hectares), the land is divided into four fields and lies 65m – 159m above sea level with a northeastern facing aspect.

The soils are derived from red sandstone and are of the Hatton Series. They include freely draining mineral podzols and mineral gleys characterised by more restricted drainage. The land is classified by the James Hutton Institute for Soil Research as class 3(2), with a small area of class 4(2) to the property's
western boundary of Field 1.

The land has until recently been grazed, with Field 3 cropped with spring barley in 2018.

Current access is along a private farm road leading from the public highway. We envisage a purchaser creating a new field access at the northwestern boundary of Field 2. Access to Field 4 is taken internally from Field 3.

From the A947 (Aberdeen to Macduff) road take the eastbound unnamed private road located approximately 0.1 miles north of where the B992 joins the A947. Pass a bungalow at the junction and continue along the private road for approximately 1 mile, past Greenbrae Cottage, before arriving at a farmyard. From here, the land extends to the south, with further access along a private track leading to another residential property.
