ONCE YOU HAVE FOUND A SUITABLE PROPERTY you can reserve it by providing fully completed application forms, proof of ID and UK residence and by paying a holding deposit which is the equivalent of seven days rent. The holding deposit will be held by Dorset Property and will taken as part payment of the 1st months' rent, and is not refundable in the following circumstances:

The Tenant decides not to proceed with the Tenancy

Fails the right to rent checks

Provides false or misleading information

Where the Tenant has not provided the relevant information within 15 days of paying the holding deposit

Information required includes your place of residence over the past three years, details of your employment and present landlord (if renting). We then take up references , including financial reference. In certain circumstances we may require a guarantor, in which case references would also be taken for the guarantor.

Once satisfactory referencing is completed, a tenancy agreement will be prepared.

Prior to the tenancy start date, we will require payment in cleared funds of a deposit to cover breakages and dilapidations. The deposit will be the equivalent of Five weeks rent (unless otherwise stated). Where a property is managed by Dorset Property the deposit will be held by Dorset Property as a stakeholder and registered with the Tenancy Deposit Scheme, a government approved Tenancy Deposit Protection Scheme. At the end of the tenancy the deposit will be returned to you less any agreed deductions. Where a landlord manages the property, Dorset Property will confirm the scheme in which the deposit will be held.

Arrangements will then be made for the handover of keys. From finding accommodation to moving in usually takes about two weeks. It can however, be completed in a few days when necessary. We would recommend that you have adequate insurance to cover accidental damage to the landlord's fixtures and fittings as this could prevent retentions from your deposit.

Tenants are liable to pay the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual cost of a locksmith, new lock and replacement keys for the new tenant, landlord and any other persons requiring keys will be charged to the tenant. Id extra costs are incurred, there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).

Variation of contract at tenants requests - £50 (inc. VAT) per agreed variation.

Should the tenant wish to leave their contract early, they shall be liable to pay the landlord's costs in re-letting the property £354 (inc. VAT), as well as rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding.
