Situated on a quiet and peaceful road in the popular Bevendean area, with easy access to the A27, local shops and schools.
Behind the classic red brick façade an immaculately presented home has been refurbished to an incredibly high standard. Benefiting from plenty of private outdoor space, this contemporary house offers solid oak wood floors, two double bedrooms and a triple aspect living room. No Onward Chain. EPC Rating D.
Tastefully presented throughout with a consistent colour scheme and luxury finishing touches, this family-sized home offers plenty of natural light on each floor.
Beautifully proportioned, a spacious triple aspect living room combines underfloor heated marble floor tiles with crisp white walls for an elegant and welcoming feel. A square bay window in the living area looks out onto the well-kept front garden and allows ample natural light to tumble in. The generously sized space easily accommodates both seating and dining areas while a modern gas fireplace creates an instant focal point.
Richly toned cherry wood cabinets nestle beneath sleek black galaxy granite worktops and upstands in the dual aspect kitchen/breakfast room offering a wealth of storage and work space. Etched drainer grooves flow into a 1.5 under-mounted sink and a breakfast bar effortlessly delineates the well-sized space. Providing ample room for a range cooker, this contemporary family kitchen benefits from an integrated Baumatic dishwasher and a Zanussi Jetsystem washer/drier while a natural underfloor heated slate floor adds a luxurious finishing touch.
Stylish under-stairs storage cupboards complete the ground floor.
An oak and sisal staircase and a bespoke iron bannister with an eye-catching grapevine design leads up to the first floor where carved solid oak doors open onto the different rooms in an easy flowing layout.
A loft ladder provides access to the loft for storage while the former airing cupboard is converted into discrete storage.
The solid oak floor and cool white walls of the hallway continue in each of the two bedrooms creating a feeling of light and space. Well-proportioned a dual aspect master bedroom benefits from plenty of storage within its modern fitted wardrobes and offers a sense of calm and elegance.
A further double bedroom is equally well-presented and offers plenty of dual space potential.
A corner Jacuzzi bath adds a touch of luxury to the family bathroom where classic travertine tiles combine with a feature rectangular basin and stainless steel fittings. Cleverly designed, a glass brick wall discreetly hides a WC while alcove shelving offers plenty of convenient storage. The bathroom benefits from underfloor heating.
A slate path offers plenty of kerb appeal and leads down to the classic red brick façade past a colourful selection of mature roses, firs and lavender which add colour and interest to the front garden throughout the seasons.
The slate floor of the kitchen flows out onto a wide terrace which stretches across the full width of this beautifully presented home and provides an ideal spot to admire the sprawling views and well-kept garden. Encompassed by a wonderful array of fruit trees along with the heady scents of honeysuckle and jasmine, a wide well-kept lawn provides additional space to sit and enjoy sunny afternoons and warm summer evenings.
Fully alarmed, a separate brick built study/workshop comes complete with a tiled floor, electric heating and a water supply. A solar panel could provide a source of hot water.
What the Owner Says
"We"ve lived here since 1997 and we love the sense of community and have really enjoyed establishing good relationships with our neighbours. We enjoy being in close proximity to the town centre yet also being in such a peaceful location.
We"ve refurbished this house using the highest spec materials possible in order to futureproof it and enjoy living in it without any concerns. It"s so robustly built and we"ve added our own flavour to the interior to match our own needs.
The lounge is our favourite place to spend time, there"s so much natural light in there and the unique, custom-made, designer staircase is an homage to our roots in Greece.
For us it"s the perfect house and we"ll miss the standards that we"ve achieved here, which never fails to impress our visitors."
Located in a quiet and peaceful residential road, residents of Auckland Drive enjoy easy access to an array of local shops and amenities while nearby Castle Hill Nature Reserve offers plenty of green outdoor space.
Moulsecoomb and Falmer train stations are nearby and Brighton train station, with its convenient mainline links, is only just over two miles away. Commuters can also quickly reach both the A27 and M23.
Local schools include Bevendean, Coombe Road, Moulsecoomb and Woodingdean primary schools and Sussex and Brighton Universities are nearby.

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on January 6, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on October 11, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
