Why you’ll like it:
Set well back from the road behind a neat front garden, abundant with hydrangea in bloom, you walk up the drive to your porch. This provides the perfect space for shoes and coats, while a secondary door welcomes you in to the generous entrance hall. From here it is immediately clear this is a well-maintained and modern home as Amtico wood effect flooring flows directly into the exceptional kitchen extension ahead. First however, the main sitting room is to the right.
This is the perfect layout for families with children of all ages, as it allows two distinct entertaining spaces. While this is a sizable room, it also has a homely feel with a gas fire and plush carpet underfoot. A wide bay window looks out to the pretty front garden and the quiet road beyond it, so it is also tranquil, and perfect as an evening room to cosy up on comfortable sofas and chairs.
Spanning the rear of the house, the kitchen, dining and conservatory rooms are open plan, and are impressive from the moment you enter. They were opened up by the current owners who could appreciate the incredible amount of natural light which has been able to fill the space, and it really does feel like the heart of the home. There are defined areas for formal and informal dining – which can be moved within the conservatory area depending on the time of year. A play area or work space could also be created, and a central island forms the ideal social space so family and friends can chat to you as you cook. This area is visually separated as here, the Amtico floor takes the effect of a slate tile, but this colour complements the stainless steel appliances, and door furniture.
The Ultima kitchen has baked lacquer unit doors which give a better quality gloss and are more hardwearing. These have been paired with quartz worktops and unique Moroccan tile splashbacks add a contrasting pop of colour. Integrated within these are dual Neff ovens and an induction hob, plus a wine fridge and a dishwasher, leaving space for an American fridge freezer. The utilities have been usefully tucked away in a room of their own, where there is also plenty of storage, the gas boiler and a downstairs WC and hand basin which has been inlaid to a vintage wash stand.
In the kitchen, the southerly wall feels almost entirely glazed with sliding patio doors leading directly out to the patio area, and the conservatory room is to the right. This room can also be separated from the main space with discreetly hidden sliding doors, although these are also glazed so it does not affect the light within the room.
Outside it a treat for the senses, and a dream for both young children and gardeners. It is a real sun trap due to its southerly orientation, yet it is also incredibly private due to the mature trees surrounding it which also provide a little shade in hot weather. The borders are mature and established to provide colour all year round, and there are three levels for dining alfresco, for children to play, and for a kitchen garden if you so desire.
Returning to the house, you climb the stairs, complete with new glass balustrades, to the first floor landing which butterflies with the master bedroom on one side, and bedrooms two to four on the other along with the family bathroom.
These all have restful and green views from their wide picture windows, and each has a modern yet soothing décor, with carpet underfoot, and plenty of built-in storage in the larger bedrooms. The master also enjoys use of an en suite with a double width walk-in shower, which has been fully tiled in natural stone tones. The family bathroom is similarly attractive, and is on-trend with brick tiling in shades of blue, a shower over the bath, and a contemporary conical basin set into a quartz wash stand.
This generous home is immaculate and is ready to move straight into.
Bear in mind:
While this house is a fantastic size already, it would still be possible to extend into the bounteous roof space to create one or two more bedrooms and an en suite - all subject to the necessary planning consents of course.
“This has been a fabulous house to bring the children up in, and once we opened the back of the house to the garden it became a fantastic entertaining space too. The light is fantastic throughout the house, and while the neighbours are fantastic, you are not overlooked by them at all. As for the location, it is incredibly convenient for the station and driving in and out of the city. We will miss it here.”
