Golland Farm is believed to have been built in the mid to late 1500's and extended in the mid 17th century. The house has been completely modernised by the current owners and was re-thatched in 2011. Underfloor heating and hot water is provided by a "green" and efficient air source heat pump and a heat recovery system is installed which provides hot air venting on the first floor as well.
The property contains a number of attractive character features, including exposed timbers and character fireplaces. Surprisingly for a house of this age the ceiling heights are very good. The house enjoys rural views over its own grounds and

Golland Farm is approached over a long entrance drive to a large concrete parking and turning area to the front of the house. Although not used as an entrance, the main front door opens into the centre of this Devon longhouse into the sitting room. This is a lovely room with exposed timbers, a bread oven and an inglenook fireplace with a Villager wood burner. There is a study and a utility room beyond with a cloakroom and a stable door to the rear of the property and an office with a stable door leading to the outside. At the other end of the ground floor are the dining room and kitchen. The dining room has exposed wood beams with an Aga woodburner in the fireplace.
The kitchen/breakfast room is fitted with a 30 amp night storage four oven AGA and solid oak units with granite tops made by Ashgrove Kitchens. The central island has a dishwasher, electric AGA module and a sink. This is a large room with ample space for a dining table and living area and this room as with most in the house enjoys views out across the valley. The cathedral city and county town of Exeter is about 25 miles away and provides a comprehensive range of cultural, educational, recreational and shopping facilities. Exeter also has a fine university.

By the house there is a large barn that is currently used for stabling, a garage, a gym, workshop and storage. The latter is let and could provide further income if desired. Behind the main house is a yard and an area with five raised beds, adjacent to here is the orchard. A raised concrete area at the rear of the house is lit and has power for, inter alia, a hot tub.
Below the house is a 55m x 25m Arena with a Martin Collins silica sand and clopf fibre surface that has been installed by the current owners.
