Property description

This incredibly pretty three bedroom Grade II Listed cottage is found in a popular village location and enjoys a 70ft south facing garden!

This incredibly pretty Grade II Listed cottage is found in a tucked away position, yet within walking distance of all of this wonderful community’s amenities, including a lovely foody pub!

The character accommodation includes a spacious lounge diner with wood-burning stove and an attractive kitchen breakfast room on the ground floor. Upstairs we have a modern shower room (including heated towel rail) and three bedrooms, all with built-in wardrobes/storage, the master & 2nd bedroom face south and look over the garden, the 3rd bedroom has limited head height, but works perfectly as a child’s bedroom – the ceiling height in the rest of the property is very good for a cottage.

The south facing garden is a particular feature here, it is enclosed, level and very pretty! It extends to around 70ft with areas of lawn, pretty flower beds & borders, plus a summer-house and seating area immediately outside the cottage. There is scope to create 2 off-road parking spaces at the bottom of the garden (planning now lapsed), but the current owners haven’t found it necessary with ample parking available within 30 seconds of the front door.

Please see the floorplan for room sizes.

Those who lead an active lifestyle can take advantage of the football, netball and outdoor tennis clubs as well as enjoying a game of bowls on the Green.  At the centre is the friendly London Inn, loved for its generous servings of delicious, locally sourced food. Dating back 400 years, this traditional pub was once a stop for passing coaches when the main road from Exeter ran through the village. Today, the nearby railway station at Morchard Road carries passengers from Exeter to Barnstaple along the scenic Tarka Line. Dartmoor and Exmoor, areas of outstanding natural beauty are within 30 minutes' drive.
