Property description

Situation

The property is situated close to the Somerset/Devon border in a particularly attractive part of the Blackdown Hills, which is an Area of Outstanding Natural Beauty. Hemyock, which is about two miles to the west, offers a range of shops and services including a school, medical centre, church, post office and traditional pub. Wellington, Honiton and Taunton are also all within easy reach, all of which offer a wide range of shopping, social and scholastic facilities.

There is an excellent range of good schools nearby both in the independent and state sectors including Uffculme School, Wellington School, and Queens and Kings Colleges and Taunton School.

The M5 motorway can be joined at Wellington (J26) and Taunton offers a regular intercity service to London Paddington (about 100 minutes by fast train). The A30 can be joined at Honiton, which also offers a regular intercity service to London Waterloo.

Troakes Farmhouse

Troakes Farmhouse comprises a detached dwelling of stone elevations. The property requires complete renovation but retains a number of character features including an inglenook fireplace and chamfered beams. The farmhouse offers accommodation as follows:

On the ground floor:

Kitchen with inglenook fireplace, larder off and stairs to the first floor
Dining room
Cross passage hallway
Sitting room with fireplace and stairs to the first floor
Bathroom
Utility room with cupboard and back door off

On the first floor there are five inter-connecting bedrooms.

Adjoining the farmhouse at the northern end is a store with a loft over which could easily be incorporated into the accommodation. There is also a single garage adjoining the western elevation.

Outside

Outside, there are several traditional livestock and storage buildings conveniently situated close to the farmhouse, and more specifically comprising as follows:

1. Block, steel and fibre cement store (about 5.5m x 9.1m)
2. Stone and galvanise barn (about 5.4m x 12.2m)
3. Three bay timber and galvanise pole barn (about 4.5m x 12.6m)
4. Three bay stone and tile barn (about 6.9m x 3.4m)

The buildings provide useful storage but may be well suited to conversion, subject to obtaining the necessary consent.

The Land

The land surrounds the farmhouse and buildings and comprises several gently sloping pasture enclosures with mature hedgerow boundaries running down to Bolham Water with a southerly aspect.

Rights of Way

The property is accessed by means of a right of way over the track to the north, as shown hatched on the attached plan. Public footpaths cross the holding.

Tenure and Possession

The freehold of the property is offered for sale with vacant possession upon completion.

Potential purchasers are therefore required to book a viewing as set out below, and to take particular care when inspecting the property, bearing in mind especially the risk of sudden movements from livestock and machinery which may be present at the time of inspection. Potential purchasers are requested to wear supportive footwear for viewings, and are advised to be conscious of potentially uneven and slippery ground surfaces.

The property can then be accessed with reference to the plan.
