THE STORY On summer nights Karen and Liam like to keep the French windows on to their balcony open so they can enjoy the cool breeze. In the morning, they can then step outside with a fresh cup of coffee to take in the view out over their beautiful garden. "Living here feels a bit like being on holiday the whole time and this summer has been especially nice," Karen reflects. "The balcony is one of the features I will miss most about this house when we leave. I love being able to walk out there in the morning and to look out towards the backdrop of trees behind our gardens - it feels so secluded."

ATTRACTIVE INTERIOR

The five-bedroom property at The Leys is one of just five homes set on the quiet cul-de-sac. It was newly built when the couple moved in back in 2004. "It had been completed when we first saw it and we realised it would be a wonderful place to live," Karen recalls. "It was incredibly light and airy, with a sense of space throughout. We loved the balcony and the large windows, and we knew we would be able to landscape the garden to give ourselves a large terrace and to emphasise the feeling of privacy." Since then, the house has been further enhanced and meticulously maintained. "We have had oak floors laid at ground floor level and a new en suite shower room fitted in the master suite - with a waterfall shower," she explains. "We have also retiled the en suite shower room to the guest bedroom, which has a Karndean floor, and had new LED spotlights fitted in the kitchen and hall."

EXCELLENT LAYOUT

The immaculately presented home has a bright, contemporary feel throughout most of the rooms. The drawing room, however, with its exquisite yellow-gold Farrow & Ball wallpaper has a slightly more traditional feel. "We do love spending time in this room, which has French windows on to the terrace, making it a lovely place to be in the summer as well as the winter months," she says. The ground floor of the house also includes the generous entrance hall, study or home office, kitchen breakfast room and dining room. There is also a cloakroom at this level. The five bedrooms and three bathrooms are located on the two floors above.

WORK, REST AND PLAY

The layout of the house has offered Karen and Liam great flexibility and opportunities for work and leisure pursuits. "We both read a lot and we have lots of space here to accommodate our book collection," she says. "We also like art and the walls are ideal for hanging artwork and prints." She continues: "Not long after moving in, I started a business with a colleague and we initially worked from here, which worked very well indeed. We still often entertain for work here and I have even held a training session here in the past." Double doors between reception areas can be opened up, bringing a sense of flow and almost open-plan living. "It is perfect for entertaining friends and family too," she adds. "At Christmas, we quite often have both families here at the same time to celebrate."


BEAUTIFUL SURROUNDINGS

In warm weather, the west-facing garden becomes an extension of the home, with guests spilling out on to the terrace. "When people come to visit they often comment on how beautiful and peaceful it is here," she says. The abundance of green open spaces in the surroundings also make it a great place for walking, cycling and running. "Most weekends Liam takes part in the Park Run." It is also quick and easy to head out into the nearby picturesque Essex or Suffolk countryside, where there are footpaths to follow and beauty spots to visit. "We are quite close to the river here and often take a stroll down there on Sunday mornings," she adds.

GREAT CONVENIENCE

The centre of Chelmsford is also easy to access, with its multitude of shops, restaurants, caf?s and bars. There are cinemas, theatres and numerous leisure facilities also within reach. The train station, with its fast trains into London Liverpool Street is within walking or cycling distance and the A12 road, offering connections to the M25, and the A120, providing access to to the M11 and Stansted Airport, is also just a short drive. "We have found it very easy to travel everywhere for reasons of business and pleasure," says Karen. "We will miss the convenience when we leave, as well as the peace, the community and the beautiful house which is now exactly as we want it - and always feels like home."
