IN THE OWNER'S WORDS

”We fell in love with Thorn cottages magical setting, it has been a fabulous home and we have had the privilege of raising our family here. It sits in woodland between open moorland and farmland. The idyllic position has allowed us to enjoy a very tranquil home life filled with birdsong and frequent visits from the local wildlife.

We are lucky to have direct access to Bodmin moor and the area we live in is a UNESCO world heritage site and an area of SSI. Because of this it is attractive to filmmakers and indeed many scenes from Poldark have been shot on the moors above our home. There are miles of open moor to explore on foot, horseback or bike. Nearby we have one of the highest number of Neolithic sites in the country such as the Hurlers and Trethevy Quoit. It really is the secret heart of Cornwall.”

PROPERTY

Set peacefully at the end of a country lane, this charming and attractively updated property is south facing with stunning views across its grounds and the countryside beyond.

If you are seeking peace & tranquillity, this house has it, but not to the detriment of convenience. Situated on the edge of a small moorland village it benefits from a very good primary school within walking distance as well as the local pub. Within just a few miles are the market towns of Liskeard and Callington.

Having been comprehensively and sympathetically renovated and updated by the current owners, the property has retained the original charm of a moorland granite country cottage. Thorne Cottage has been enlarged and modernised with additional accommodation including a triple aspect master bedroom with en-suite, farmhouse kitchen, utility and cloakroom. To the front of the house a magnificent orangery has been added which enjoys far reaching rural views over the landscaped gardens as far as the south coast from the bi-fold sliding glass doors.

The home features an attractive custom oak kitchen with granite worktop, inset Belfast sink and newly installed Electric Aga. A slate floor leads from the entrance porch through to the kitchen and into the adjoining utility room which has its own access to the garden and room for a separate washer and dryer. There is a downstairs Cloakroom here with loft storage above.

In addition to the newly created living space in the Orangery, there is a separate dining room with an original slate floor and large feature fireplace with an inset wood burner and a beautiful oak lintel. Next door is a sitting room with a Morso Squirrel wood burner on a slate hearth with a granite lintel. Each of the reception rooms have passageways leading out to the extension.

Upstairs there are four double bedrooms. The master bedroom has triple aspect windows and an en-suite shower room. At the top of the stairs, the landing has a study area with space for a small writing desk with a stunning view from the window above. Two of the additional double bedrooms have similar views to the front overlooking the gardens while the fourth bedroom is to the rear of the house. There is a family bathroom on this floor in addition to the en-suite and downstairs cloakroom.

GROUNDS
A hand gate leads over a cobble path to the front of the cottage and a separate double 10ft field gate opens up to a large gravelled parking area for 6 cars. To the front of the property is an extensive patio with a seating area. To one side of the house there are a number of outbuildings including two detached garages, two sheds, greenhouses and a poly tunnel. A lovely Dunster summer house with power, lighting and superb views is a superb spot for a sundowner while overlooking the moors.

The gardens have various paths through them linking lawned areas which are interspersed with woodland and ponds . This is a romantic garden with each turn of a path leading to new discoveries; a stone circle, a gate leading directly to the moors, a bluebell wood and a single room stone barn which would make an ideal home office or holiday let, having had a positive pre-application response.

SURROUNDING AREA
The property is situated off a small county lane on the rural outskirts of the small moorland village on the Caradon trail of Darite. The village is situated between the towns of Callington (8 miles) and Liskeard (3.5 miles) which cater for most day to day needs, containing shops, medical centre, library, junior and secondary schools, public houses and restaurants. There is an outstanding primary academy within the village. The Crows Nest Inn, a beautiful 16th Century pub, is within walking distance. Tavistock and Plymouth are both readily accessible (approx 20 miles) and offer further amenities.

Outside the garden gate lies Bodmin Moor, a large expanse of wild countryside offering excellent walks and riding amidst glorious unspoiled scenery.

There are golf courses at St. Mellion, Launceston and Looe. There are beautiful sandy beaches along the Whitsand Bay coastline and Portwrinkle is an ideal location for water pursuits. Well-established sailing clubs are located at St. Germans and Torpoint. A main line railway station connects Liskeard with London Paddington.

SERVICES
The property has mains electricity and water while drainage is to a septic system. The property has oil fired central heating with a newly replaced boiler.

DIRECTIONS
Using GPS to the postcode (PL14 5JP) will take you just past the primary school in the village. Continue along the road until you find Roseanna Lodge on the right. Turn sharp right immediately afterwards and head down the lane (hairpin bend). Go past the black gates and garages for the cottage on the left, and the gates for the house are on the left before the lane becomes a bridleway.
