Once you have decided on a home you wish to rent you will need to complete a pre-application form.  This will provide details of the application process and requirements, will state the agreed tenancy details and seek some additional details of your circumstances.  

Subject to agreement in principle you will need to provide a  holding deposit equivalent to the value of one week's rent rounded down to the nearest £5.00.  We will only accept one holding deposit on any property at any one time.  This holding deposit will be fully offset against the further initial monies payable at the start of the tenancy should the tenancy proceed according to the terms outlined in the initial pre-application form.

Please be aware that the holding deposit will be forfeited should you supply false or misleading information which precludes the offer of a tenancy or you choose not to go ahead with the tenancy as agreed.

No less than 3 working days prior to the start of the tenancy you will be required to provide a deposit equivalent to one month's rent which will be held by the Deposit Protection Service for the duration of the tenancy. The balance of monies required to make up the first month's rent will be required prior to the start of the tenancy. As tenancies commence at 00.00hrs on the start date of the tenancy this will normally be required 2 working days in advance.
 
Permissible charges:
There are limited circumstances during the course of a tenancy where you will be liable to charges as set out below.
 
Unpaid Rent Interest.  3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
 
Lost Key(s) or other Security Device(s). Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).
 
Variation of Contract. (Tenant's Request) £50 (inc. VAT) per agreed variation. To cover the costs associated with taking landlord's instructions as well as the preparation and execution of new legal documents.
 
Change of Sharer (Tenant's Request) £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord's instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.
 
Early Termination (Tenant's Request). Should the tenant wish to leave their contract early, they shall be liable to the landlord's costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
 
Contractual Damages. In the event of the tenant's default of a tenancy agreement; and any other permitted payments under the Tenant Fees Act 2019.
