Cold Overton is a pretty village with predominantly period properties. It is served by a well-known garden centre which has a tea room. The village lies just 4 miles to the west of Oakham, on the border with Rutland, and sits amongst scenic rolling hills and classic hunting countryside.

Road and railing links are good with access to the A1 just 15 miles to the east, and good rail links to London via Market Harborough (St Pancras International) and Peterborough (Kings Cross). Oakham station provides a good service to Leicester, Birmingham and Peterborough.

The nearby towns of Oakham, Melton Mowbray
and Stamford provide an excellent range of shopping, restaurants and local amenities whilst
Leicester, just 15 miles to the west, provides more a more comprehensive choice. Rutland Water is just 5 miles away and is a worldclass leisure amenity with sailing, windsurfing, walking, cycling, game fishing and a myriad of other opportunities as well as 1000 acres of nature reserve.

Local schooling is excellent with a range of good local state schools including Leicester Grammar as well as public schools at Oakham, Uppingham, Stamford and Oundle and the preparatory schools of Brooke Priory and Witham Hall, both of which are within easy reach.

From the High Street in Oakham, bear west going over the railway crossing and taking an immediate left onto the Cold Overton Road. Follow this road for approximately 3.5 miles until reaching the village of Cold Overton. Follow the road through the village taking a left turn along the Cold Overton Road at the end of the village. Manor House is on your right after about 50 yards.
