Property description

The property
Built in 1765 and extended by the current owners, Manor House is double fronted and brick built with a tile roof. The front of the house is oriented southeast ensuring sunlight throughout the day. Situated at the western edge of the village of Cold Overton, it sits in an elevated position with panoramic views.

The front door opens onto a hallway with the stairs ahead and a large dining room to the left with a working fireplace. To the right is a snug, again with a working fireplace, and this leads through to the drawing room which has a fireplace and French doors opening onto the garden. The kitchen is located at the back of the house and connects to the dining room as well as the utility room and drawing room. The kitchen has an oil Aga and a range of farmhouse style units with granite work surfaces. The kitchen opens onto a beautiful orangery which houses a snug and dining area and has French doors and single door opening onto a terrace which catches the afternoon and evening sun. A door on the east side of the kitchen leads to the cellar.

Beyond the kitchen, and to the north side of the house, is a utility room and cloakroom. The utility room leads through to a boot room which connects
internally to the double garage.

Upstairs, the principal bedroom occupies the southern side of the house and includes a dressing area with fitted cupboards and an en suite. There are two further bedrooms on this floor and a family bathroom.

On the second floor, there are two further bedrooms, each with considerable under loft storage and a bathroom.

Outside
To the front of the house, in front of the garage,
is a gravel driveway with parking for several cars. To the right is a greenhouse and, beyond, an orchard with a second greenhouse. To the west, is a more formal lawned area with a long central water feature quartered by four box parterres. To the south of this area is a charming folly which mimics the ruins of a former building and adds a delightful element of whimsey to the garden.

Available by separate negotiation, and lying to the west of the garden and accessed separately from Cold Overton Road, are five stables with a tack room and workshop. Forming the north of the yard is a double height horse lorry barn. Adjacent to the road entrance, a five bar gate leads to the first paddock, which has stock proof fencing. To the western edge there is a thin strip of woodland providing a wind break. To the north of this is a further, larger, paddock with a pond at its northeastern corner and a spring-fed trough.

Location
Cold Overton is a pretty village with predominantly period properties. It is served by a well-known garden centre which has a tea room. The village lies just 4 miles to the west of Oakham, on the border with Rutland, and sits amongst scenic rolling hills and classic hunting countryside.

Road and railing links are good with access to the A1 just 15 miles to the east, and good rail links to London via Market Harborough (St Pancras International) and Peterborough (Kings Cross). Oakham station provides a good service to Leicester, Birmingham and Peterborough.

The nearby towns of Oakham, Melton Mowbray
and Stamford provide an excellent range of shopping, restaurants and local amenities whilst
Leicester, just 15 miles to the west, provides more a more comprehensive choice. Rutland Water is just 5 miles away and is a worldclass leisure amenity with sailing, windsurfing, walking, cycling, game fishing and a myriad of other opportunities as well as 1000 acres of nature reserve.

Local schooling is excellent with a range of good local state schools including Leicester Grammar as well as public schools at Oakham, Uppingham, Stamford and Oundle and the preparatory schools of Brooke Priory and Witham Hall, both of which are within easy reach.

Directions
From the High Street in Oakham, bear west going over the railway crossing and taking an immediate left onto the Cold Overton Road. Follow this road for approximately 3.5 miles until reaching the village of Cold Overton. Follow the road through the village taking a left turn along the Cold Overton Road at the end of the village. Manor House is on your right after about 50 yards.
