LETTING TO STUDENTS ONLY – REQUIREMENT FOR A GUARANTOR

In addition to the administration fee, a financial Guarantor is required by landlords accepting Student Applicants (Tenant) or from applicants that are about to begin their first full time employment after completing college or university.

Guarantor Fee £108.00 (inclusive of VAT @ 20%), in the event that a Guarantor fails a credit check, we will process only one further new Guarantor application, additional fee of £108.00 (inclusive of VAT @ 20%).

COMPANY LETTINGS ONLY

Administration fee of £350.00 (inclusive of VAT @ 20%) will be required to vet and reference a company applicant through the "Equifax " credit agency , additional fees may apply if the company is new and we have to seek additional references from credit reference agencies, bank, accountant, or other source.

HANDOVER OF A PROPERTY

When the Applicant has been successfully vetted and referenced prior to the handover/ commencement date of the tenancy, we will require one calendar months' rent in advance plus a deposit equal to 6 weeks’ rent, please note student applicants, Landlords will require a minimum of one month's rent in advance plus a deposit equal to a minimum of 8 weeks’ rent.

INVENTORY CHECK OUT FEE

Properties that are Let and Managed by York Laurent throughout the term of a Tenancy, will require an end of Tenancy Inventory Check Out undertaken by an independent inventory companies either Verismart (www.verismartinventories.co.uk) or Smerdons (www.smerdoninventories.co.uk), an advance fee to cover the checkout will be payable by the applicant prior to the commencement of the tenancy. This cost is £118.00 (inclusive of VAT).
