What permitted payments can I expect to pay if I rent a property with Duffin’s Estate Agents?
- Once you have agreed terms on a prospective property, you will be provided with a Tenancy Application Form. This will confirm the agreed rent and deposit, prospective move in date and length of initial tenancy. You will also be notified of any permitted payments which may be charged, before, during and after your tenancy.

What do I need to pay to Reserve the Property?
- The amount payable is equivalent to one weeks rent.
- Please Note: This holding fee will be withheld if any relevant person (including both tenant and guarantor) withdraw from the tenancy, fail a Right to Rent Check, provide false or misleading information or fail to sign their tenancy agreement within 15 calendar days.
- This holding fee, with your agreement, can be used as a contribution towards your first month’s rent or Tenancy Deposit if the Tenancy proceeds to move in/completion.


How much is the security deposit?
- If the rent is under £50,000 per year the deposit will be equivalent to Five Weeks Rent.
- If the rent is over £50,000 per year the deposit will be equivalent to Six Weeks Rent.
- This covers damages, defaults, rent arrears as per your Assured Shorthold Tenancy (AST).

Unpaid Rent
- Interest is payable at 3% above the Bank of England Base Rate from the Rent Due Date until the date that the Rent is paid. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Lost Keys or Other Security Devices
- Tenants will be liable for the cost of replacing any lost key(s) or any other security device. If the loss results in locks needing to be changed, the costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant.
- If extra costs are incurred this will be at a charge of £15 per hour (Inc. VAT) for the time taken replacing lost key(s) or other security device(s).

- If the tenant requires a change in the contract, the charge will be £50.00 (inc VAT) per agreed variation. This cover the associated costs with taking landlord's instructions as well as the preparation and execution of new legal documents.

Change of Sharer Fee
- The cost of changing/adding a tenant to the AST will be £50.00 (inc VAT) per tenant or any reasonable costs incurred if higher. This will cover the costs associated with taking landlord's instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Early Termination Fee
- Should the tenant wish to leave their contract early, they shall be liable for landlord's costs in re-letting the property as well as all the rent due under the Assured Shorthold Tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
