Property description

3 Sunnyside is an end terraced and highly flexible three bedroom home which has been in the ownership of the same family since 1960. During that time it has slowly fallen into disrepair and today is need of total renovation and modernisation, providing the perfect opportunity for a buyer to put their stamp and create their own home. There have been some improvements made to the property with the re-roofing undertaken back in the 1990s and the installation of some UPVC double glazed windows. The accommodation provides the opportunity to create larger rooms as it was originally two separate cottages.

At the rear of the cottage there is a good sized garden which could be enclosed and is ideal for those with pets or children to consider. There is a large stone outbuilding and further store which could create the opportunity, subject to obtaining full planning contents, to be used for residential or hobby purposes. An area has been ring fenced to create off road parking.

The property is found in this lovely quiet small moorland village which is deep within the heart of Bodmin Moor. It would no doubt appeal to those purchasers who enjoy the outside pursuits such as dog walking, hiking and have a hunger for fresh air and quiet countryside. There are many renowned landmarks within a few miles of the property to include the wonderful Golitha Falls, The Hurlers and Cheesewring found near Minions and Siblyback Lake which is a lovely environment in which to undertake many water sports.

Common Moor is found at the heart of Bodmin Moor, 4 miles to Liskeard and 14 miles to Bodmin. There is a mainline railway station located in Liskeard. The A30 dual carriageway has excellent links to both Launceston and Bodmin and wider south west. The ancient town of Launceston regarded as the 'Gateway to Cornwall' has a range of educational, recreational, commercial and leisure facilities, as well as a Norman castle and attractive town centre. For further communications the Cathedral City of Exeter is approximately 56 miles distant and has a more extensive range of shopping and leisure facilities, as well as access to the M5 motorway, mainland rail network to London (Paddington) and further north. Exeter is served by an excellent regional international airport. The continental ferry port and city of Plymouth is approximately 28 miles from the property and again offers extensive facilities as well as regular cross channel ferry services to France and Spain. Closer to hand there are village facilities found at Minions where there is a Public House, tea room and village stores and at St. Cleer where there is a church, farm shop and a larger village community.

From Upton Cross on the B3254 road between Launceston and Liskeard turn at the village school signposted towards Minions. Proceed up the hill on to the moor and continue through Minions village passing the Cheesewring Inn Public House on the left hand side. Continue for a further 2 miles or so turning right towards Common Moor (village only). Proceed through the small village of Common Moor where the terrace for Sunnyside will be identified on the right before you exit the village, with number 3 identified on the inner side of the terrace marked with a Webbers For Sale Board.
