Guide Price £850,000 - £900,000
This elegant, detached family home sits within a beautiful, leafy close in Surrenden; a prestigious area bordering the school playing fields of Varndean College and Dorothy Stringer. It was built in 1995 as a luxurious and comfortable family home, and it remains this way today with generous rooms, and four sizable double bedrooms providing more than enough room for a family to grow. While it is very well-presented throughout, there is still scope to modernise or extend, adding value, or simply to put your own stamp on the place, and it also boasts a double garage and a driveway for two cars. At seventy-five feet, the garden is a delight for children to play, and from the master bedroom suite, there is a balcony facing east for relaxing with your morning coffee. The playing fields are shared by three of the best primary and secondary schools in the city, so they are literally on your doorstep for the school run, plus with Preston Park Station and the A23 nearby, this is a very attractive prospect for families, commuters and investors alike.

Why you’ll like it
You would be forgiven for not knowing this charming cul-de-sac even exists, as it is so neatly tucked away behind the mature trees of Surrenden. It is clearly a prestigious area, characterised by large detached homes, and while these in Varndean Holt are relatively new, they are in keeping with their older neighbours, with decorative gables, slate roofs and pretty, hung tiles on their red-brick facades.
This house sits just within the close to the left, and is set back from the street by a neat brick drive and manicured planting. A wide, open porch covers the front door, and this opens to a lobby for your coats and shoes, followed by a warm and welcoming entrance hall. Plush fawn carpets flow from here and up the stairs, and it is immediately clear this is a well-maintained and spacious home. Each of the rooms reside from here, starting with the generous living room which is first on the right.
Once two rooms, this has since been opened to create a sociable space, spanning the depth of the house, and with triple aspect windows to fill it with natural light from east to west. At the far end, French doors open to the glorious garden, so you can spill outside for summer parties, yet in the winter, there is a gas fire to warm you as you cosy up with the family. A room of this size can afford generous pieces of furniture, so it easily houses a dining table to seat eight for entertaining in style, and there is space to sit in the kitchen too for less formal occasions.
Shaker units in light oak run along two walls in the kitchen, and then into the room to form a breakfast bar/island where the family can sit and chat to you as you prepare the evening meal. The base units are topped with practical, slate-grey worktops to echo the tones of the floor, and the appliances have been usefully integrated, to include a dishwasher, dual ovens, a gas hob and a microwave, leaving space for an American fridge freezer. You can also access the garden from here, so the ground floor flows perfectly for summer entertaining, and you can watch over the children as they play.
Outside, the garden is a fantastic size with a large, decked barbecue area and a lawn ripe for children’s play equipment without compromising on space. The borders are mature, so they provide privacy, yet being open to the south and west, the sun fills the garden right through the afternoon. There are two protected, mature trees out here which attract a plethora of wildlife, and as you sit in their dappled shade it is hard to believe you are so close to the city.
Returning to the house, you pass the ground floor study/bedroom five, and climb the turning staircase to the first-floor landing where there are four generous double bedrooms and the family bathroom. These mirror the reception rooms below in size and shape, and all enjoy the most exquisite green views, ever-changing with the seasons. The master bedroom suite is the epitome of luxury however, with access to a wide balcony looking out over the garden, and steps lead down to a sumptuous dressing area and an en suite bathroom with a double width, walk-in shower, twin sinks and a Whirlpool Jacuzzi bath.
Bear in Mind:
The double garage is vast, and it was the original sales office when the houses were built, so it could be transformed once again into a habitable space for work or as a guest annex perhaps?
‘We are the original owners, and we have loved living here, perfectly positioned between the city, the sea and the countryside, so you get the best of all worlds. It has been a wonderful home in which to raise the children, with so much space we never feel on top of one another, and the local schools and parks are excellent for all ages. As the children have grown-up and moved out, we simply no longer need the space, otherwise we would happily stay.’
