The plot is located in a semi-rural location, in an area of outstanding natural beauty and both Bodmin Moor and the North Cornwall coast are only a short drive away. With regard to the conditions attached to the planning decision notice, the vendor commissioned a Phase 1 Risk Assessment which revealed no prior potentially contaminated land uses on the site, nor the need for any further soil sampling investigation. The vendor has also commissioned a Ground Gas Risk Assessment, the results of which make recommendations in respect of the method of construction by the inclusion of a membrane to ensure no ingress of radon or methane into the new homes.

The level site has been cleared and has double gates which give vehicular access off the main road onto the plot. A bore hole has recently been drilled. The vendor has had the water tested and the results show no presence of bacteria, but the iron and manganese levels will need to be filtered as part of the water supply system. Electricity and fibre broadband are immediately available. Drainage will be by way of private treatment systems which have not been installed.

Travel from Bodmin or Wadebridge to Camelford, just after entering the speed limit go past the petrol station on the right and take the turing left towards Tintagel B3266. Follow this road through the outskirts of Camelford and after passing through the speed limit travel on for about half a mile and turn left heading towards Delabole and then an immediate turning right on the B3263 to Tintagel. Continue along this road you will then travel down a long straight heading towards Trebarwith Strand and Tintagel and the plots will be seen on the right hand side.
