Property description

An elegant Georgian Grade II listed village house

The Grove is situated in the popular and historic village of Sonning which has a public house and well known restaurant The French Horn. More extensive facilities can be found in the nearby towns of Henley-on-Thames and Reading. There are mainline stations in Reading and Twyford giving easy access to London Paddington and the M4 J10 is approximately 6 miles away providing access to London and the West Country. There is a wide variety of schools in the area including Reading Blue Coat School (within walking distance) and Shiplake College. Sporting facilities include boating on the Thames and golf at a number of local courses.

The Grove is a well-proportioned and elegant village house with origins, it is believed, in the early 18th century. The property is beautifully presented and has many fine period features including panelling, high ceilings, sash windows and a fine oak staircase. The principal rooms overlook the landscaped, part-walled gardens with the second floor bedrooms having far reaching views across the village. The Grove has an intriguing history with connections to US President Dwight Eisenhower who used the house for entertaining during the 1940s.
The reception hall has sash windows and a door to a courtyard garden, a staircase to first floor and door to the cellar. The drawing room has sash windows to the front and rear with shutters and window seats, a fireplace with marble surround and brick hearth, oak flooring and built in display cupboards. The sitting room has pine panelling, a built in bookcase with cupboard underneath, and a fireplace with carved wooden surround, marble slips and hearth. The dining hall overlooks the garden and has limestone flooring and a walk-in 'butlers cupboard' with fitted shelves and light. The kitchen/breakfast room is fitted with Newcastle hand painted wall and floor units, and a number of appliances including built in fridge/freezer, Neff dishwasher, Bosch oven and gas hob with extractor hood, white 4-oven gas-fired Aga, under unit lighting, butler's sink, wooden draining boards and cupboards under, and French windows to the terrace and garden. The utility room is fitted with wall and floor units, a butler's sink, plumbing for a washing machine and venting for a tumble dryer.
The master bedroom has windows to the front and rear, built in wardrobes and an en suite bathroom with a bath and Aqualisa shower. There are two further bedrooms and a large family shower room. To the second floor there are two additional bedrooms, one with an en suite bathroom, and a sitting room/study.

To the front of the property is a small area of lawn with flower borders and steps leading to a canopied porch and the front door. The delightful rear gardens are accessed from the reception hall and the kitchen where French windows lead to a courtyard garden with paved terrace. Climbing roses and wisteria tumble around the sash windows and brick steps lead to well planted borders and the well tended lawn. Trees include Flowering Cherry, Olive and Yew. A paved path leads along the garden to a gate which gives access to the rear courtyard with an aluminium greenhouse on a brick base, a covered log store and rear entrance to the garage.
There is a summer house with power and light, and a double garage with remote control door, power and light, and access to loft storage room.
