West Farm is believed to be one of the oldest properties in the historic fishing village of Appledore, with parts of the property apparently dating back to the 1600's with subsequent additions at later dates.
This very substantial three storey house would make a splendid family home but would also be ideal as a guest house or bed and breakfast business, as it is conveniently located in the heart of this popular village, known for attracting holidaymakers all year round.
The front facing rooms benefit from direct views of the river estuary with far reaching view over the water to Crow Point and Saunton.
The property is beautifully presented with an abundance of character features and was extensively renovated by the current owners in the 1990's being re-wired and re-plumbed and it now has a modern Worcester Greenstar boiler.
At the rear is a wonderful mature stone walled south facing garden which has been lovingly designed and cultivated.
One of the most unusual attributes of the house being located in the middle of this historic village, is the two double garages, which are a very rare commodity indeed.
The property is accessed through a metal gate that leads into a pretty courtyard at the side where there is a useful storage shed and steps up to a secluded split level patio.
There are two entrance hallways, the first being in the original part of the house with decorative ceiling cornices and one of the two staircases leading upstairs.
At the front of the house, is a spacious drawing room with attractive marble fireplace, ceiling cornice and a large arched sash window with estuary views. Moving towards the middle of the house is a well-proportioned study, which leads through to the dining room, which has a cast iron fireplace and decorative coving.
From the dining room is a door into the second entrance hall, where the second staircase is located. There is a cloakroom, a storm porch with coat cupboard and separate doors leading to the sitting room and kitchen.
The sitting room is an impressive room with a large open fireplace with inset wood burning stove, a door leading to a rear passage connecting with the first entrance hall and double doors opening to a secluded courtyard with underground storage area.
The large kitchen breakfast room also has doors opening to courtyard and is fitted with a range of attractive custom built oak units with a large island, there are over-lit granite worktops with under mounted sinks, a large Britannia gas range with 7 gas burners and double oven, an integrated dish washer, fridge and freezer. There is also a larder and a useful utility room with built in storage, a sink, space for a washing machine and dryer and an airing cupboard.
On the first floor, leading from a very long landing with attractive stained glass window are six well-proportioned bedrooms and two family bathrooms.
The large master bedroom has its own ensuite bathroom and views over the rear courtyard. Bedroom 3 is at the front and has direct estuary views and bedroom 2 at the back of the house also has an ensuite bathroom and a door opening to the rear garden.
From the landing are stairs up to the top floor rooms which have exposed A frame beams and access to useful under eaves storage areas. There are two more bedrooms, a bathroom and a large attic room ideal as a playroom. The bedroom on the estuary side has the best views of all from a pretty round window.
At the back of the house is a delightful walled south facing mature garden garden of approximately a fifth of an acre, filled with an abundance of different trees, saplings, shrubs and flowering plants. The garden has several areas with lawns, a nature pond, a greenhouse and is very peaceful place to sit and relax.
Double gates open into the adjacent car park, where there are two large double garages.
NB. There is a permanent right of way across the car park to the garages.
