Grandholm is a traditional, red sandstone house, on the edge of Penpont. The property was built as a manse and is thought to date from 1844. Over the last few years, the house has undergone a programme of modernisation and refurbishment, including: being fully reroofed, rewired throughout, re-plumbed and a modern heating system installed. Despite the refurbishment, the property retains its period elegance and charm; the rooms are beautifully proportioned, there are some wonderful features including marble fireplaces, ceiling roses, deep cornicing and picture rails.
The accommodation which is over three floors is approached through a porch, in turn this leads into a hall, off which are the drawing room, dining hall, study and kitchen. The principal reception rooms, including the drawing room, dining room and morning room, face south and enjoy views over open countryside and the Scaur Water to the hills. The drawing room and dining room both have marble fireplaces and enjoy a south easterly aspect. The kitchen has a range of fitted wall and floor units, which incorporate a sink, an electric hob with oven below and a 4 oven Aga. A door leads from the kitchen into a breakfast room, which has views over the garden and courtyard. Also from the kitchen, a corridor gives access to a cloakroom, utility room and to the music / games room. This room has a wood burning stove and double doors leading to the garden. There is a connecting door to the garage.
The annexe flat has independent access from the central courtyard to the rear of the house. The principal room is an open plan sitting room/ kitchen. This has been fitted with a wood burning stove. In addition, there is a double bedroom and a wet room. Also accessed off the courtyard is a self contained office with WC off.
The principal bedroom accommodation is arranged over the first and second floors. There are four excellent first floor bedrooms, all with en suite facilities. On the second floor, there are two further bedrooms. These are served by a shower room on the first floor.
Grandholm occupies a wonderful elevated position above the Scaur Water, on the eastern periphery of Penpont
