The beauty of this flat is the sense of space and clean lines, thanks to the spacious living kitchen area and wood look laminate flooring throughout. The under floor heating in this room is a special feature and having an ensuite shower room, separate bathroom, storage and allocated parking makes it very practical. The flat is on the first floor of the Free Rodwell House Maltings conversion.
One of the other distinctive features of the development is the brick walls throughout, which adds real character to your living space.
The first floor can be reached by stairs or lift. Electronic key fobs are issued to tenants for entry into the main buildings. The front door of the flat leads into a laminated entrance hall which has an entry phone system that links to the main door.
The door in the entrance hall leads to the main living room and kitchen area. The living area also has laminate flooring throughout, which looks fresh and clean, and is easily maintained. There are digital television and radio aerial connection points. The original brick work of the old malt store is left exposed on one wall of the living room, adding to the character.
The fitted kitchen consists of floor and eye storage units, built-in electric oven/grill and hob plus extractor fan, a stainless steel sink with draining board, a dishwasher and a washing machine. Storage space consists of cupboards and drawers.
The main bedroom is at the opposite end of the hallway. The room is also clean looking laminate, has another digital television point and a tiled en-suite shower room. The en-suite facilities consist of a pump-assisted shower with glass cubicle, a toilet and a sink basin.
The second bedroom is in the middle of the flat. The room also has a digital television aerial point. Again, like the living room and main bedroom, one wall is left with the natural brick exposed.
The main bathroom is tiled and consists of a bath, withshower and glass shower screen, a toilet, sink basin and a heated towel rail.
All the windows in the flat are double-glazed.
Tenants have the freedom to use the resident's gym and swimming pool facilities. The gym is over two floors and has various fitness equipment including running, rowing and cycling machines. The swimming pool is heated and has female and male changing rooms and baby changing facilities. The gym and swimming pool are exclusively available to residents and not available for use by the general public.
As well as the designated under cover parking space for one car, there are approximately 25 visitor spaces. Please note: commercial vehicles, including vans, are not permitted by the directors of the Freeholding Company.

Mistley railway station is about ¼ mile from the flat. National Express run services to London Liverpool Street twice an hour between 7am - 9am and 5pm - 7pm, and once an hour for the rest of the day. The journey takes around 75 minutes. Manningtree station, which is about 2 miles away, is on the mainline meaning there are 3 or 4 trains per hour running to and from the capital.
Trains from Manningtree to Colchester, Harwich and Ipswich take around 15 minutes.
First Group run the 103 and 104 bus services between Harwich and Colchester via Manningtree and Mistley. The service runs twice every hour from 0800 until 1630. The service is more frequent between 0600 and 0800 and less frequent between 1630 and 2200.
Manningtree is a town that blends interest and character with practicality. It is a small town, sitting alongside the Stour Estuary so you are never very far from riverside views and long walks. There are many pubs and restaurants, and the high street has a number of small independent shops, ranging from well-packed delicatessens to art and jewellery shops, as well as the essential day-to-day supermarkets. Architecture is a mix of old and new, with continued signs of development money coming into the town.
