Holding deposit - Up to a maximum of one week’s rent. This will be withheld and deemed non-refundable if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right to Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within any deadline for agreement as mutually agreed in writing. This amount will be deducted from the final balance due before the start of the tenancy.

Tenancy deposit and required payments - One month’s rent and up to a maximum of five (5) week’s rent if requested.

Lost Keys or other Security Devices - Tenants are liable for the actual cost of replacing any lost key(s) or other security device(s) including garage door fobs, block entry keys etc. If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord & any other persons requiring keys will be charged to the tenant.

Variation and amendment of the tenancy agreement - £50 including VAT. This includes changes of named tenants. There is no charge to the tenant for a like for like renewal of the tenancy agreement at the end of the initial fixed term.

Unpaid Rent - Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Early termination - If a tenant requests to terminate the tenancy early and the landlord agrees, the tenant will be charged the rent due under the tenancy until the replacement tenancy begins, any charges due for utilities and council tax under the terms of the original tenancy. They will also be liable for the landlord’s remarketing costs.

Other permitted payments - Any other payments permitted by the Tenant Fees Act 2019 not included above and for breaches of contract, including contractual damages.

Please note: Should a maintenance issue with the property be reported and a contractor is called out and their investigations find that the fault has been caused by the tenant/s or an associate of the tenant/s, or alternatively no fault exists, any cost for this call out will be the responsibility of the tenant/s. Hayward Tod reserves the right to deduct any unpaid monies in this regard from the tenancy deposit.
