MONIES DUE PRIOR TO THE COMMENCEMENT OF YOUR TENANCY:

LEGAL CHARGE - £125 per property - producing your initial tenancy agreement, and other supporting documentation including Tenant Info Pack, Inventory, How to Rent guide, safety information, etc. 
HOLDING CREDIT - £250 per property - will be put towards the property deposit at the commencement of the tenancy. 
DEPOSIT security deposit as detailed in the property advertisement. Platinum Properties (Ely) Limited are members of the Tenancy Deposit Scheme. Interest will not be paid on deposits. 
RENT is due and payable on the first day of each calendar month in advance by standing order in the case of managed properties and rents will be apportioned accordingly. In the case of properties managed by the landlord rents will be due on the anniversary date of the commencement of the tenancy each month. 
INSURANCE It is a requirement of the tenancy agreement that all tenant(s) have insurance that covers Tenants liability including accidental damage to landlords property, fixtures and fittings. Proof of this will be required before you move into the property. 
OPTIONAL EXTRAS (WHERE AGREED AS PART OF THE TENANCY): 
PET DEPOSIT If express consent is given for you to keep pets an additional £300 will be added to the deposit. At the end of the tenancy the property must be fumigated by a BCPA registered pest controller and the carpets must be professionally cleaned and receipts for these works supplied as proof of the work. 
MONIES DUE DURING YOUR TENANCY (ONLY WHEN THE NOTED CIRCUMSTANCES APPLY): RENEWAL OF TENANCY - £80.00 (subject to contract) to cover the administration, negotiation, printing and stationary costs. 
LATE PAYMENT FEE - £50 - If any payment is late we reserve the right to charge accordingly for each chase correspondence sent. 
MISSED PROPERTY VISIT - £50 - If we are unable to gain entry a charge will be made for our abortive costs. 
CHANGE OF NAMED TENANT - £250 - If a named tenant wishes to move out of the property and be replaced by another. 
ABORTIVE FINAL INSPECTION If notice is given to vacate the property and you decide to stay you will be responsible for all abortive administration charges. 
ADDITIONAL FINAL INSPECTION - £100 - if we arrive to carry out the final inspection and the property is not ready. If items detailed on the inventory are not placed in their original location at the conclusion of the tenancy a variable charge will be made to a maximum of £150. 
FUTURE REFERENCES - £30 - It is our policy to charge to provide references to financial institutions or mortgage lenders. All other types of reference are free. 
MONIES DUE AT THE CONCLUSION OF YOUR TENANCY (TO BE DEDUCTED FROM THE DEPOSIT): 
FINAL INSPECTION - Variable, £60 to & £175, dependent upon no. bedrooms/furnishing - for completion of a final inspection and administration of associated report. 
ADMINISTRATION FEE - 17.5% of deductions - a fee will be added for our costs of arrangement and administration of any works required (including, but not limited to, cleaning) following our findings at the final inspection as agreed with the Tenants at the conclusion of the tenancy, where applicable.
