Property description

Dalrachney Lodge is an attractive and substantial building, the original part dating from around 1845 and the main Edwardian building constructed as a hunting lodge in 1905. Edwardian origins are reflected in many outstanding features including delicate ceiling cornicing, excellent use of hardwood fixtures and fittings, tiled fireplaces and the use of wrought iron castings.

It is constructed of stone walls with mostly pitch slate covered roofs. The letting accommodation is located on the first and second floors and part of the ground floor provides a self-contained 2 bedroom apartment/potential owners' accommodation.

The property sits within approximately 2 acres of grounds which provides a peaceful and tranquil setting with stunning views to farmland and the Cairngorm and Monadhliath Mountains beyond.
The property is reached via a tree-lined private driveway just off the Grantown Road and the western boundary is formed by the River Dulnain, providing the establishment with fishing rights.

Having recently undergone an extensive upgrade and refurbishment the property now provides high quality accommodation throughout yet retains its distinctive Highland character.

Internal Accommodation
Entrance to the property is under a stone portico via double wooden doors into a vestibule which has original tiling. A further door leads to an impressive entrance hall and the Reception desk at the bottom of a magnificent staircase which benefits from being illuminated by a beautiful stained glass window.

Drawing Room – With period features and an attractive tiled open fireplace. Stunning views over the lawn and beyond.

Bar/Bistro – Approximately 20 covers, period features, open fireplace.

Dining Room– Period features, approximately 24 covers with attractive tiled open fireplace and view to the veranda which has decorative wrought iron works. Fantastic views over the lawn towards the mountains.

One bedroom has its own private bathroom. The rooms are configured to 3 triples, 8 doubles, some with zip/link beds, 1 twin, combined has the capacity to sleep 27 guests.

The Business
Our clients have owned the hotel since March 2013 and have invested and restored the property to its fantastic condition seen today.

The hotel and cottage are in immaculate condition and is truly a 'walk-in' business which would be an ideal property for a chef proprietor/ husband and wife partnership. Alternatively it could be converted to a substantial private residence (subject to obtaining planning consent). The local area is ever popular with tourists and outdoor enthusiasts.

The business is showing a healthy turnover and profitability and is currently run by the present Owners as a lifestyle choice. Historical Note
Originally built as a hunting lodge, we understand the property has been used as an hotel since the end of WWII. During WWII the building housed evacuees from Edinburgh and the classroom block built at that time remains in use as part of the hotel.

In the museum at Fochabers there is a dog cart used by King George V during his stay at Dalrachney Lodge. There are photographs of this hanging up in the Hall. Also, there is a large old Victorian cooking range in one of the ground floor rooms which is understood to have been used by King George V whilst staying at Dalrachney Lodge.

Dalrachney Lodge Country House Hotel is nestled in the heart of the Cairngorms National Park just at the edge of the village of Carrbridge, approximately 23 miles to the south of Inverness. The area is famed for its breath taking scenery amidst an abundance of wildlife.

The surrounding countryside is amongst the finest in the Highlands and provides a wealth of excellent rural sporting opportunities. The Cairngorms Ski Area is close by and sailing, kayaking and windsurfing are available on nearby Lochs Morlich and Insh. A short distance north, the Morayshire coastline has a string of beautiful beaches and historic fishing villages. Nearby Aviemore has a great quantity of bars, restaurants, cafes and shops and there are many attractions suitable for all ages and weathers.

A wider range of shopping is available from Inverness, a vibrant and attractive city with excellent high street shops, supermarkets and recreational facilities as one would expect from the capital of the Highlands.

There are daily train services to Inverness and the south from Carrbridge and Aviemore, including the Caledonian Sleeper. From Inverness Airport there are up to eight flights per day to London airports. There are also flights to Manchester and Amsterdam connecting with a number of European destinations. The nearby A9 gives fast access to the north and south.

The property comprises approximately 2 acres in total and is a mixture of formal lawns and woodland. There is ample private parking adjacent to the main hotel building. The main building has floodlighting and new lights along the tree-lined driveway. There is a garage/workshop to the side of the subjects.

There is also an old kennels building which lies within the grounds and has potential to develop (subject to obtaining planning consent).
