The Rousdon Estate
This 350 acre estate dates back to the 1870's when Sir Henry Peek commissioned a Tudor style mansion, which is now Grade II* Listed, to be built on the land. The estate later became a school and more recently was sold and sympathetically redeveloped for residential use. The estate enjoys an active and social community with summer barbeques and Christmas carol services. The purchasers will have access to the surrounding estate and beach, owned by several of the 104 freehold properties.
Peek House forms a substantial part of the former Grade II* Listed mid Victorian mansion house. The property has been completely restored by the current owners and is finished to the highest of standards, with beautiful, sympathetic decoration in keeping with the period. The spacious accommodation is spread over four floors and provides a mixture of excellent formal, and informal, entertaining spaces.
The ground floor accommodation comprises of a grand entrance hall with a fireplace leading into the inner hall, off which all the reception rooms lead. To the left is the kitchen breakfast room with a large breakfast island, bespoke wooden unit, integrated appliances, a Falcon range and butler sinks. Further along the inner hall on the left is the more formal dining room, featuring a hatch through to the kitchen. On the right of the hall is the sitting room with wood floors and a wood burning stove. A library/study is found off the room with access to the inner hall.
On the first floor and off another spacious hall are five beautifully finished double bedrooms, three with ensuites and the family shower room. All have views over the estate and some have wide window seats. On the second floor is a study area, bedroom six, with an ensuite and the stunning master bedroom. The master bedroom suite is a bright and spacious room with a seating area, ensuite bathroom and walk in dressing room. Views stretch over the estate and towards the sea.
The lower ground floor houses the boiler room, laundry and provides access to a courtyard. Further rooms include a games room, snooker/pool room and a media room. There is also a fantastic treatment suite with an ensuite shower and WC.
All of the rooms have been beautifully decorated and well-maintained. The property has been used recently as a holiday let and lends itself well to using it as such for an additional income, as well as providing a spacious and impressive family home.
Peek House is located in a great position on the private Rousdon Estate. The estate sits about 150 metres above sea level and the parkland provides an array of woodland and countryside walks bordered by a private beach on the dramatic East Devon Jurassic coastline.
Lyme Regis is 2 miles away and is a gem of a fishing town with its literary and artistic connections. It has a wide range of shops, galleries, restaurants and pubs. Fresh seafood can be eaten at Mark Hix Oyster and Fishhouse overlooking the beach. For more rural eateries the River Cottage HQ is 3 miles away and Hugh Fearnley-Whittingstall's Canteen is based in nearby Axminster. There is also a Waitrose supermarket on the outskirts of the Regency town of Sidmouth and a large Tesco is 3 miles away in Seaton. The well-respected Colyton Grammar School is about 4 ½ miles away.
Intercity high speed trains operate from Axminster and Exeter St David's to London Paddington, the Midlands and the North of England and via Salisbury to London Waterloo. There are also an increasing number of flights to UK and international destinations from Exeter airport, including a new route to London City airport with three flights a day taking less than an hour.
Peek House has a courtyard to the front of the property with parking space for two cars. A lawned area of garden with established trees and shrubs is alongside. A paved seating area provides an ideal place for barbeques or 'al fresco' entertaining. Steps lead to a further courtyard that the property has pedestrian access over to access the laundry room on the lower ground floor. An outbuilding housing the oil tank is found by the rear door to the house. Further guest parking can be found in the communal car park close to the property.
The purchasers will have access to the surrounding estate which covers 350 acres, owned by several of the 104 freehold properties, and includes the private Charton Beach and many wonderful walks.
