Before an application is made for a property with ASR Properties a ‘right to rent’ check has to be conducted under section 22 of the Immigration Act 2014. Documentation as provided in the attached list must be provided for each adult intending to rent the property. Provided you have a ‘right to rent’ the application may then proceed. If not, we will not be able to proceed with any property. A non-refundable fee of £10.00 (inclusive of VAT) for each person over the age of 18 years will be payable. Also depending on your Nationality and Visa this may be required to be done every 12 months or when your Visa is due to expire – again a non-refundable fee of £10.00 (inclusive of VAT) for each person over the age of 18 years will be required. When applying for a property with ASR Properties a credit and reference fee of £65.00 per applicant and guarantor (if required) will be charged. If your application is unsuccessful or if you withdraw your application you will forfeit this fee.

ASR Properties will charge an administration fee of £100.00 – this is per property. If your application is unsuccessful or if you withdraw your application this fee is also non-refundable. Please note that the administration fee and credit and reference fees are payable on submission of your application.

Prior to moving into the property you will be required to pay the rent and deposit – if you intend to have a pet at the property and provided it has been agreed by the Landlord you will be asked to pay a extra £100.00 per pet on top of the asking deposit.

The initial tenancy is usually granted for a period of six months. Once the term expires you will be invited to renew the tenancy for a further fixed period. If so a six month renewal will be charged at £15.00 and a twelve month renewal at £30.00.

On a managed service only should a tenant lock themselves out of their property or misplace/lose their keys and require assistance from ASR Property Services Ltd out of hours only a charge of £30.00 will be incurred for a staff member to collect a spare key from the office and assist gain access into the property. Spare keys would have to be cut at the tenants own cost.

If for any reason you should intend to break your tenancy – if it is in a fixed term – we can start to re-market the property accordingly with the agreement of your Landlord. Once a new tenant(s) is found and have successfully passed their necessary checks, paid their rent and deposit and signed necessary paperwork you will be liable to pay the rent up to a day before they move in (please note that this will only apply if you have committed to a fixed contract). A fee of £180.00 will be payable to ASR Properties once the new tenant has successfully replaced your ‘fixed tenancy’.
