A modern and well-presented house with rolling countryside views in a sought after village.

Description

Old Well Cottage is situated on the edge of the village and enjoys wonderful rolling countryside views. The current owners improved and extended the property in 2010 and 2012 and most rooms have window shutters. Old Well Cottage sits on two plots and is outside the village conservation area and scope exists to erect a new dwelling or extend Old Well Cottage, subject to the usual consents. Views over the River Windrush can be enjoyed from the principal bedroom and the summerhouse terrace in Winter and Spring.

On entering the driveway there is a raised bed to the left which has on its outer wall one of the original village water pumps. There is gravel parking in front of the attached single garage and workshop. An oak frame veranda leads to the front door.

The front door opens to the entrance hall at the heart of the house and the ground floor living space flows from one room to the next.

The light and airy double aspect sitting room has a feature wall finished in split faced pale grey stone tiles and flows through to the oak framed garden room, which allows a view of the landscaped gardens to be enjoyed.

The garden room flows through to the kitchen which leads through to a dining room that can also be accessed from the entrance hall. The fitted kitchen has granite worktops, waste disposal, electric three-oven Aga with extractor hood above, integrated dishwasher, microwave and washing machine and space for an American fridge freezer.

On the ground floor is a study which can also be used as a bedroom, and has access to a Jack and Jill shower room. The Jack and Jill shower room can also be accessed from the entrance hall.

Upstairs, the principal bedroom enjoys countryside views and has a range of built-in wardrobes, including a dressing area and an en suite fitted with a bath and a separate shower. The dual-aspect guest bedroom with en suite shower room is particularly charming, enjoying lovely views over the garden and rooftops towards the church.

The south-facing landscaped gardens feature two tiered lawns, mature bedding and evergreen plants, strategically located paved terraces and seating areas. A large timber shed is on the lower level as well as a traditional style artificial water well and wooden five bar garden gate giving secondary direct access to the road. At the top of the garden is an arbour seat and additionally a summerhouse and paved terrace, which all offer a wonderful view of the rolling, wooded countryside and the River Windrush.
