A charming Grade II listed 16th century property with detached period two bedroom annexe.

Description

The Mill House is a much loved Grade II listed property believed to have been constructed in the 16th century with later additions.

The property is constructed on a brick plinth with exposed timber frame and white weatherboarded elevations under a Kent peg tiled roof. The Mill House has a wealth of period features including latch and panelled doors, beams and timbers, brick floors, sash windows and brick fireplaces.

Three reception rooms, comprising an entrance hall with Bethersden marble flooring, double aspect sitting room with two brick fireplaces, one with a wood burning stove, dining room with part brick flooring and French doors to the courtyard, family room with a glazed door to the garden is open to the country-style kitchen. The kitchen has shaker-style fitted base and wall units under iroko worktops housing an electric oven, Neff warming drawer, Neff induction hob, gas AGA and a walk-in pantry. A cloakroom and utility room, complete the ground floor accommodation.

The first floor landing has a window overlooking the garden with wardrobe cupboards and bedrooms off. The principal suite is double aspect with an exposed brick chimney breast, dressing area and bathroom with delightful views. There are three/four further bedrooms and a separate family bathroom.

The Mill House is approached through a stone wall and an ornate iron gate with a Bethersden marble path to a half glazed entrance door. There is a separate entrance to a gravel parking and turning area for several cars with a double garage and attractive carport.

The gardens and paddock are a delight with mature shrubs and plants, orchard, fruit cage, raised vegetable beds, well stocked flower beds, a fine lawn perfect for croquet, natural pond enclosed by iron railings, glorious roses, wisteria and a weeping willow tree. An historic feature of the house is the remains of the post mill which stands behind the house with its listed pillars still in situ.

A charming enclosed central courtyard links the main house with the annexe, offering a sheltered and private outdoor retreat. There are also various useful outbuildings in the grounds. Next to the main house is The Bake House, once Smarden’s village bakehouse, still with its original ovens, provides spacious two bedroom secondary accommodation.

Location
