Tenants Pre-Tenancy Charges &amp; Costs
Please be aware that if you are a prospective tenant interested in renting a property via Parkheath the following costs will usually be due prior to the commencement of a tenancy – (where we are advertising a property on behalf of another letting or managing agent, the fees may differ from the below and we will inform you on enquiry) :-

Reservation Fee
This is usually equivalent to 2 weeks rent and can be deducted from the first months rent when the tenancy proceeds.  Further details will be contained within the reservation fee form.  

Tenancy Administration Fee
£199.00 inc VAT per tenancy (for 2 tenants and £99.00 inc VAT for each additional tenant)

Reference Fee
£30.00 inc VAT min per Tenant or Guarantor being referenced.  (student with guarantor and fast-track references are charged at £60.00 inc VAT and international credit reports can cost up to £75.00 inc VAT.  

Security Deposit
This is usually equivalent to 6 weeks rent and will be held in accordance with Tenancy Deposit Guidelines.  Higher deposits can be requested for various reasons.  

Check in and Check Out Inventory Costs
It is usually the tenants responsibility to pay for the check out inventory at the end of the tenancy when renting a property via Parkheath.  This will be detailed within the Tenancy Agreement.  The cost varies depending on the size of the property.  

Extension/Renewal of Tenancy
Parkheath will charge a renewal of tenancy fee of £90.00 inc VAT per renewal or extension thereof.

Tenant fee schedule for assured shorthold tenancies Holding Deposit(per tenancy)-1 weeks rent This is to reserve a property and will be withheld if any relevant person (inc guarantor/s) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information or fail to sign their Tenancy Agreement (&amp;/or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing). Security Deposit(per tenancy) Rent under £50,000 per year)-5 weeks rent Covers damages/defaults on the part of the tenant during the tenancy.Security Deposit(per tenancy. Rent of £50,000 or over per year)-6 weeks rent Covers damages/defaults on the part of the tenant during the tenancy. Unpaid Rent Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Nb: This will not be levied until the rent is more than 14 days in arrears. Lost Key(s) or other Security Device/s Tenants are liable to the actual cost of replacing any lost key/s or other security device/s. If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock &amp; replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour inc VAT for the time taken replacing lost key/s or other security device/s. Variation of Contract (Tenant Request) £50 inc VAT per agreed variation To cover the costs associated with taking landlords instructions as well as the preparation &amp; execution of new legal documents. Change of Sharer(Tenant Request) £50 inc VAT per replacement tenant or any reasonable costs incurred if higher To cover the costs associated with taking landlords instructions, new tenant referencing &amp; Right-to-Rent checks, deposit registration as well as the preparation &amp; execution of new legal documents. ~ Early Termination(Tenant Request) Should the tenant wish to leave their contract early, they shall be liable to the landlords costs in re-letting the property and all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy. The following fees apply for Non Assured Shorthold Tenancies eg Company Lets, Annual rents over £100,000, Resident Landlord etc Holding Deposit This is paid when you have agreed an offer, equivalent of up to 2 weeks rent &amp; can be deducted from the first monthly rent when the tenancy proceeds. Further details will be contained within the Holding Deposit form. Tenancy Agreement Fee To process new tenancy &amp; issue Tenancy Agreements the fee will be £250 inc VAT per tenancy. Tenant Reference Fees £30 inc VAT per Tenant or Guarantor being referenced Student, Fast Track, International or Company reports may be higher Security Deposit This is usually equivalent to 6 weeks rent &amp; returned at the end of a Tenancy subject to any agreed deductions. Higher deposits can be requested for various reasons such as the added risk to property due to pets etc. Check in &amp; Check Out Inventory Costs It is usually the Tenants responsibility to pay for a check-out inventory at the end of tenancy. This is detailed within the Tenancy Agreement. The cost varies so please ask a member of staff for an approximate cost. Renewal Fees If a Tenant renews their tenancy, there will be an admin fee of £90 inc VAT per extension. Replacement Tenants Should the Tenant wish to replace one tenant with another during the Tenancy subject to the Landlords approval then the Tenant/s agree to pay the agencies Tenancy Agreement &amp; reference fees listed above.
