*CLOSING DATE THURSDAY 28TH SEPTEMBER @ 12 NOON* Believed to date back to the late 19th Century, Rannochbrae is a pretty stone built detached cottage that sits in a quiet part of Garelochhead in lovely garden grounds and within easy reach of local amenities found within the village. The property was extended around 50 years ago and now offers accommodation over two floors extending to over 1300 square feet in total. The house combines lovely period details along with a modern specification and to the side of the property there is an attached single car garage.
On entering the gardens from the front, a stone wall divides the gardens from the road with twin wrought iron gates opening into a gravelled driveway providing parking and leading to the garage which is detached from the house. The front gardens feature a good sized lawn and there is access around either side of the property to a sheltered and enclosed back garden which features lawned areas and to the side, there is a private enclosed patio. The gardens are fantastic for children to play in safety. The interior of the property consists of a large, bright semi open plan lounge and formal dining room to the front, with views over the gardens and woodland. From here there is access through to an inner hallway at the rear which in turn leads through to a downstairs double bedroom, a family bathroom and the rear of the house, a modern well fitted and equipped breakfast/dining sized kitchen. There is also access to the side of the property into an inner hallway/cloakroom area. A staircase from the main hall ascends to a small upper landing which in turn gives access to two sizeable double bedrooms, both of which are bright, well proportioned and tastefully decorated. The house is warmed by a system of gas fired central heating and is fully double glazed throughout.
The location of the house is fantastic and only a short walk down Station Road to the heart of the village which is situated at the head of the Gare Loch. Garelochhead provides good day-to-day amenities including local shops and convenience stores, cafes, pub, a primary school and health centre. A train station at the top of Station Road provides services to Glasgow, a sleeper service to London and services in the other direction up the west coast of Scotland to Oban and Fort William. A half hourly bus service also runs through Garelochhead into Helensburgh. The nearby naval base at Faslane is a large employer in the area and is only a couple of minutes’ drive away and Helensburgh itself is within a ten to fifteen minute drive and it provides a wider selection of amenities. These include numerous shops and supermarkets, bar, restaurants and cafes along with schooling, both at primary and secondary level. The area is perfect for those who enjoy outdoor living, with beautiful scenery all around Garelochhead and with Garelochhead being on the Three Lochs Way walking group and with Loch Lomond and its iconic shores only a short drive away. In the other direction, the Rest and be Thankful allows travel up the west coast of Scotland and to the Highlands. Glasgow is within easy commuting distance as is the international airport.
