When we first moved in we had the bedrooms set up as comfortable double rooms, both with plenty of space for large wardrobes and furniture. The main living area is open plan with the unique feature of a mezzanine providing space for a home office. In recent years as my partner has moved in we have converted the back bedroom to an office which gives us two workspaces, which has been perfect for hybrid working. From the lounge, you can sit and look over the colourful treetops in the gardens and you no longer feel as if you're in urban London, but rather somewhere beautiful and rural and countryside.
Having our own garden has also been a blessing. Perfect for having friends visit for BBQ's in the summer, and due to the layout of the street, incredibly private, quiet and green. The street has a very friendly feel and we are on good terms with our neighbours,
Peckham is a buzzing area, with great restaurants, bars and shops. Franks is a personal favourite, a converted car park rooftop bar with unparalleled city views. We also love Mr Bao, The Begging Bowl and Supa Ya ramen bar - the dining options really are excellent. Camberwell, Bermondsey and Elephant and Castle are all also within easy reach for even more choice! Burgess park is a 5 minute walk away with the lake, tennis courts and plenty of wide open spaces.
Transport links are also plentiful. Most convenient is the 63 bus which goes directly from the end of the road to Elephant and Castle in 10 minutes and then onto Farringdon and Kings Cross. There are also direct routes to the City and Shoreditch. Equidistant to Peckham Rye or Queens Road Peckham overground gives direct rail routes to Victoria, Blackfriars and Clapham Junction. Having said all that, we rarely use public transport. Thanks to our large bike shed out the front of the flat, we find ourselves predominantly commuting on our bikes, reaching central London in 15 minutes.
With my sister living overseas, my partner and I are looking for somewhere with a little more space as we think about the future. However it will be painful to move on - we have so many fond memories here and I'll especially miss my morning coffees on the sofa looking out over the beautiful gardens.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on January 4, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on January 4, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on March 7, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
