Sutton Grange dates back to 1706 and is Grade II listed. It was originally part of the Sutton Place Estate which was built by Sir Richard Weston, courtier to Henry VII. Upon entering Sutton Grange you are struck by the extreme vaulted ceiling in the sitting/dining room which has stunning exposed timbers and the open staircase to the mezzanine study.

The layout to Sutton Grange is extremely versatile and is simply ideal for entertaining. The sitting/dining room has an incredible feature fireplace in the centre which allows for separation whilst still offering the open plan living. There is an open staircase leading up to the mezzanine sitting area above. This amazing entertaining space is adjacent to the kitchen/breakfast room which has bifolding glass doors on either side opening onto the pretty courtyard on one side and the beautiful landscaped garden to the other.

The kitchen leads through to the family room a cosier space with another gorgeous fireplace which houses a log burner. The house could be separated here to create an annexe if one desired. The other side of the sitting/dining room you will find the bedroom accommodation.

The principal bedroom is found at the end of the house and offers a lovely outlook over the orchard to the rear. The room offers a dressing room, bath area and a separate shower room. There are three further bedrooms with two bathrooms on this floor.
Beyond the family room is a secondary kitchen with breakfast room and a staircase which leads up to two bedrooms and a bathroom. The double carport is adjacent to this space.

In the formal gardens there is a large terrace with a stunning pool complete with electric safety cover. The pool house is currently used as a gym with a WC. The gardens extend well beyond the swimming pool with mature trees, shrubs and borders which are filled with colour throughout the year. There is a lovely wildlife pond and expansive areas of lawns as well as a lean to greenhouse with a tiered cutting garden and a large vegetable garden.

On the other side of the driveway is the semi professional equestrian set up complete with seven stables, large barn, feed room/kitchen as well as a wash area and other stores. The manège is located just behind the stables and measures 27 x 50m.
It is also floodlit. There is a summer canter track surrounding the fields to the south. In addition there is a separate garage (used for machinery) which could be converted subject to planning.

Sutton Grange enjoys a unique, tranquil and private setting without being isolated. Local services and communications are nearby in the village of Sutton Green.

Sutton Green lies midway between Woking and Guildford. It is a small village with a farm shop, pub, golf club and garage and offers that much sought-after and perfect compromise between rural living and quick access into London. Nearby Woking and Guildford offer a comprehensive range of shopping, recreational and educational facilities as well as mainline stations to London Waterloo.

Worplesdon 1.4 miles (31 minutes to London Waterloo), Woking 3.7 miles (24 minutes to London Waterloo), Guildford 3.7 miles, London 31.2 miles (All distances and times are approximate)

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
